There are a few challenges when trying to work through a 3rd party booking system. Hopefully these tips will help: Sorry, we can not waive AirBnB fees. Direct pricing is always lower. CHECK IN: 5pm. An early check in at 3pm can be added for $15. CHECK OUT: 10am. Take out trash, wash all dishes, close and lock windows, close door tightly. Late check out is billed at $25/hour ** If you are booking same-day, please contact us to ensure the suite can be made ready. HOUSE RULES: Please review these rules carefully so that if there is any reason one of the rules can not be followed, you can make the choice not to book. Thank you! We request that you treat our property like visiting your friend's home. We take the beauty, cleanliness and professionalism of our suites very seriously. We are not an emotionless hotel, and if you intend to party, be filthy, or otherwise disrespectful, please do not reserve our suites. Respectful guests need not worry about strict rules, however AirBnB requires us to list out our rules in order to be covered by AirCover. Accidents are understandable. Abuse is not tolerated. We will ask you to be financially responsible for intentional damage to linens and furnishings. QUIET HOURS: between 10pm-8am. No commotion in the lobby areas. Please do not book if you intend on hosting a loud party. Please remove hard soled shoes as footsteps on the tile can be heard in the suite below. NO ANIMALS: The fine is $300. No pets or emotional support animals of any kind. Trained service dogs are welcome, but you must let us know before you book. We will review service dog expectations with you. NO SMOKING OR VAPING: The fine is $900. If there is any evidence of smoking or vaping, your reservation will be terminated immediately with NO refund, and your account will be charged the $900 fee. AC/HEAT: Do not run the heating/AC with the windows open. In the summer it may freeze the lines and guests will be without AC and paying the repair company. RUINED LINENS: Rags are provided in suite for messy jobs. Should you choose to stain our beautiful white linens, you will be asked to cover the cost. We are happy to provide additional rags upon request to help keep our fresh linens white! NO STRONG SMELLS: Do not cook bacon, deep fry or cook with any strong smelling item (fish oil, etc). It is impossible to get the smell out and the next guest does not appreciate it. :) GUEST COUNT: You MUST let us know your final guest count before 24 hours of your arrival. We can not accommodate late night extra linen requests. Additional fees will apply if your accurate guest count is over the base rate of the suite. PLEASE BE RESPECTFUL: Treat the staff and neighbors around you with respect. 3RD PARTY BOOKINGS: Per AirBnB's terms of use, we do not accept bookings made on behalf of others. Please use AirBnB's company booking settings or contact us about hosting your employee/friend/etc. LONG TERM STAY EXPECTATIONS (stays over 7+ days) -Weekly linen service and scheduled maintenance is provided weekly and may not be declined however we can work around a schedule if needed. -Official guest counts must be accurate and you must communicate with us when you plan to host an occasional overnight guest. -Please do not move furnishings around or bring in extra furniture.
