Large well-appointed home with quick access to Dallas, Ft. Worth, Denton and Frisco, but surrounded by trees, Lake Lewisville, boat ramps, watercraft/jetski rental, parks, hiking, fishing, horse and sheep pastures. It feels like being out in the country while minutes from food, shopping and other entertainment. Big backyard with deck and outdoor seating, BBQ pit, and play set for small children. Large HOA pool and swim club with separate covered kiddie pool within short walking distance. The space 2600 sq ft home, well-appointed and furnished: wood floors, granite counter tops, high ceilings, large formal dining room table that seats 8; kitchen table that seats 6. Two living areas with plenty of comfortable seating. 65” smart TV and surround sound. BBQ pit. Backyard completely shaded under 100-year old oak and elm trees. Huge deck with a large table and seating. Kids clubhouse with slide, sandbox and swing set. Fire pit with seating and skewers for hot dogs and marshmallows. Workout with weights and cardio equipment. Guest access You will have access to our large HOA Swim Club and most of the house with the exception of the garage, home office and various supply closets/cabinets. If there are items that need to be hung up, there is a closet in the main hallway and a hanging rack in the Laundry Room. Other things to note We do not rent to anyone under 25 years of age or anyone who has received a negative Airbnb review. If you do not have a positive rental history with Airbnb (or no history at all), we will ask several questions about your group/plans before accepting a reservation request. If your rental history is unclear or needs explanation, it is best to make an INQUIRY first rather than making an actual reservation request (booking) that must be canceled/declined. Please read our House Rules here in the listing carefully, and if you book a reservation, read the House Manual in its entirety. It contains lots of helpful information about the property and the surrounding area. It also contains the full set of house rules. Check-in is usually after 4pm unless otherwise agreed upon via Airbnb messaging. Most of the time we’ll be there to greet you, let you in and show you around the place. If not, we will let you know in advance. If you anticipate needing more than one change of towels or linens during your stay, we recommend leaving time in your schedule to wash these items or bringing an additional set of your own. We try to provide enough soap, shampoo and toilet paper for stays less than a week. For longer reservations or for those who think you may use up all of what was provided, you will need to purchase your own supplies locally. Access to fitness equipment/areas must be requested prior to booking, otherwise it will be locked/stored away. Must be 18 years old to use. Long-Term Stays: Stays longer than 30 days are governed by a separate lease agreement to be signed within 5 days of completing a booking. We are currently only using Airbnb for long-term rentals of 31–54 days. Please let us know if you have questions. Below you will find an overview of the most important and useful things to know about the property, so please take a few minutes to read thoroughly. Failure to comply with any of the policies in this manual could result in cancellation of your reservation and/or the application of significant penalties. But more importantly, this guide will help make sure everyone has a good time! Front Door Code: Upon arrival you will be issued a code for the electronic door lock. This code is only valid between the agreed upon check-in and check-out times. Whenever you leave the house, please make sure all the exterior doors are closed and locked. The code should not be shared with anyone who hasn’t been approved as a guest in writing by the Hosts. Alarm System: Do not access the alarm system control panel located by the front door. Doing so may alert police. Privacy: Our aim is to give you time to yourselves, but please know that we stop by from time to time to perform necessary weekly tasks (like mowing the lawn and checking the mail). Locked Cabinets/Doors: Certain areas of the house are locked: certain rooms, closets, cabinets, garage, and backyard building. Please respect these boundaries and do not attempt to open locked doors or cabinets. Closet for Hanging Clothes If there are items that need to be hung up, there is a closet in the main hallway and a hanging rack in the laundry room. Smoking, Tobacco & Drug Policy: SMOKING AND/OR THE USE OF TOBACCO IS NOT ALLOWED ANYWHERE ON THE PROPERTY—INSIDE OR OUTSIDE. Additionally, the possession or use of illegal drugs by anyone staying at or visiting the property is strictly prohibited. This policy includes VAPING, hookah and the possession or use of marijuana in any form. IF YOU VIOLATE ANY PART OF THIS RULE YOU WILL FORFEIT YOUR ENTIRE SECURITY DEPOSIT AND INCUR ADDITIONAL CLEANING FEES. Responsible Drinking: Consumption of alcohol by anyone under 21 years of age is strictly prohibited on the property. We want everyone to have a good time, but we ask our guests to drink responsibly. Security: For our safety and yours, there are security cameras on the OUTSIDE of the house that record 24/7. Their footage is secure and attempting to disconnect or destroy them will not stop or delete the footage they’ve already captured. Cleaning: The standard cleaning fee included in your booking does not cover heavily soiled or stained items (e.g., carpets, floors, appliances, walls, furniture, etc.) or any other excessive messes. If there is an issue that requires immediate or special attention, please let us know ASAP. Special cleanings can be requested during your stay for an extra charge, but must be approved by the Hosts in writing. A vacuum and Swiffer are available to use in the laundry room. Approved cleaning supplies are available in the kitchen next to and under the sink for everyday messes (cleaning the countertops, table, small spills, etc.) We ask that you do not use any liquid cleaners found in the laundry room without the Host’s approval as they may damage wood and stone surfaces. Quiet Hours: In consideration of our neighbors, noise must be kept to a minimum from 9pm–9am. There is also a city ordinance to this effect. Loud music (esp. with explicit lyrics) is never allowed outside on the premises regardless of the time—please keep it indoors or on your headphones. Guests/Visitors of Renters: Our home is only large enough to accommodate 8 guests at a time. Unless previously discussed and agreed upon in writing, there should never be more than 8 people on the property at any given time. Under certain circumstances we make exceptions for families with several small children—regardless, all guests/visitors must be approved in advance through the Airbnb booking process and are subject to additional fees. This must be arranged and agreed upon no later than 48 hours prior to check-in but preferably at the time of the original booking. Parties: While we want everyone to have a good time, parties of any kind are not allowed unless the details have been previously discussed and agreed upon in writing by the Hosts. If you are unclear as to what constitutes a “party” please ask the Hosts. As a guide, we tend to approve kids’ birthday parties and family cookouts, but decline anything that is loud, rowdy or involves large groups. Parking: Please do not drive on or park on the grass along the driveway or street since this will leave ruts, damage the lawn and potentially break the in-ground sprinkler system. Be advised that parking on the street may result in your car getting towed or ticketed. Pets / Animals: We love animals, but pets are not allowed on the property without the expressed, written consent of the Hosts. If pets will be in the house, prior to confirming rental you must disclose the number of pets (maximum of 2) and the weight of each pet. We do not allow large pets or pets that are sick, have skin conditions, fleas, ticks, or shedding issues. We do not allow pets that are not housebroken. Pets are not allowed on beds, furniture, or in carpeted areas of the house. Guests are not allowed to leave pets alone on the property without prior written consent from the Hosts for an defined amount of time. Pets are not allowed into areas that are unauthorized for human guests (e.g., garage). For each animal we require a non-refundable $150 pet fee. This fee can be negotiated for particularly long stays. Specially-trained and CERTIFIED service animals are not subject to the pet fee, but emotional-support animals are subject to the pet fee. We retain the right to refuse pets for any reason. Gas Stove: If you are unsure how to operate a gas stove, please ask. Leaving the gas on is VERY dangerous. If you can’t get a burner to ignite, make sure you turn off the gas before you try another burner. Fireplace: Unless otherwise agreed upon in writing with the Hosts, the indoor gas fireplace has been turned off and should never be tampered with. BBQ Pit/Fire Pit: Guests are required to bring their own firewood and charcoal from an outside source. No wood, branches, bark, twigs, leaves or any other material whatsoever should be cut or gathered from anywhere on the property or from the wooded area behind the property. Unless otherwise agreed upon in writing with the Hosts, the firepit should not be used during months when there are leaves on the trees above. If the fire pit is used, great care must be taken to ensure that the flames do not reach a height that exceeds 18 inches above the top of the fire pit. Flames that exceed this height risk catching the trees above on fire or damaging the trees with excessive heat. Minors must be accompanied by an adult at ALL times if there is a fire or hot coals burning in the fire pit or BBQ pit. When flames or embers are present, the BBQ pit/firepit should not be left unattended. Air Conditioner & Heat: Please make an effort to keep all windows and doors closed when using the A/C or Heating. The excessive consumption of utilities (electricity, water) during your stay is grounds for additional charges. Our home has two separate HVAC units controlled by two separate NEST thermostats. The thermostat in the master bedroom controls the temperature in all of the bedrooms. The thermostat located in the living room controls the temperature in all of the common areas. The thermostat should never be set to less than 72°F degrees during a Texas summer. Doing so can overload the HVAC units and cause them to fail. Whenever a thermostat is adjusted, it takes a few minutes for the system to recognize the changes. In the heat of the Texas summer, it can take a while to make the house just a few degrees cooler. “Spiking” the Thermostat: Setting the thermostat to a temperature cooler than what you actually want will not make the system work faster. For example: if you want to lower the temperature to 73°, setting the thermostat to 60° will not make the air colder, faster. This will only cause the system fail. Furniture: None of the indoor furniture is to be moved—even if you intend to put it back. Thanks! Towels and Bed Linens: The Hosts will not change towels and bed linens during your stay. There is a linen closet with extra sheets across from the laundry room and extra towels in the bathrooms. If you anticipate needing more than one change of towels or linens during your stay, we recommend leaving time in your schedule to wash these items or bringing an additional set of your own. Mattress Protectors: Some of the beds have mattress protectors installed under the sheets. If you change the sheets, please do not remove or wash the mattress protectors. Consumable Supplies: We try to provide enough soap, shampoo and toilet paper for stays less than a week. Trash / Trash Pickup Day: Trash bags are located under the kitchen sink or in the pantry. As indoor trash cans fill up, remove the bags and place them in the two large bins on the north side of the house. The BLUE bin is for trash, the GREEN bin is for recyclable items only (e.g., paper, glass, aluminum cans). Trash Pickup Day is EARLY Thursday morning. Garbage bins should be placed at the end of the driveway Wednesday night or before 7am on Thursday morning. Refer to neighbors’ bins. Wildlife: Always place trash bags in garbage bins. If you leave trash bags outside overnight you will awake to garbage strewn all over the yard because the raccoons are very smart and very persistent. Plain old common sense goes a long way here. Do not walk in or allow children to play in the ivy beds that surround the house. Every now and then we see snakes in there. Washing Machine: Fill detergent drawer to the left of knob with the detergent provided. Using a different detergent than the one provided may damage the washing machine. We have found that it is best to use a SMALL amount of detergent with this washing machine—filling to the “full” mark leaves soapy stains on clothes. Close detergent drawer and press START. Door cannot be opened after cycle has begun. Check-Out Procedures (To be completed no later than 10am): When your stay is complete and you are ready to check out, please follow these steps: – Make sure ALL trash is put into the garbage bins OUTSIDE. – Load dishwasher with dirty dishes and detergent/pod—PRESS START. – Leave all bedding and pillows on the beds. – Pile all dirty towels and wash cloths in the laundry room. – Close and lock all windows. – Turn off all lights, TV, coffee maker, etc. – Set BOTH thermostats to 80 degrees. – Report any damaged or missing items to your Hosts via the Airbnb app. – Close and lock ALL exterior doors. – Please make your final exit through the FRONT door. – LOCK the front door, and test to make sure it’s locked. Security Deposit If any of these policies are violated, you could forfeit all or part of your security deposit.
