Great for families! Hot tub, ping pong, gas grill. 3 acres, 3/4 acre pond with dock, and fishing poles. Small sandy beach for access to float or use our kid kayaks, playscape/sand box. 20 to min E Lansing, 30 min to Lansing. 1 mile to Perry, gas, grocery, restaurants. ONLY REGISTERED OVERNIGHT GUESTS ALLOWED ON THE PROPERTY UNLESS YOU PREAPPROVE AND PAY FOR EXTRAS, up to 10 for 3-4 hours allowed for $100. MAXIMUM FOR OVERNIGHT IS 10. SORRY NO PETS, NO WEDDINGS, NO groups of 20-30 yr olds. The space Our home looks like a 2 story, but is not. 3 bedrooms are on the first floor. The master bedroom is ensuite. The other 2 bedrooms share a bath, with one of those rooms being the "family" room, with a queen bed, crib, and a trundle bed with 2 twin beds. The lower level office/ basement bedroom has a futon that will sleep 2, plus a single roll away bed. There is also a love seat that folds down to make another single, would be big enough to sleep 2 kids on. While there is no bathroom in the basement the half bath is right at the top of the stairs. Also in the basement is the ping pong table and some workout equipment that is set up. Please supervise kids closely on the exercise equipment. The pellet stoves in the LR and basement "bedroom" are very difficult to use. If you have experience with using one, we may be convinced to light it off for you, otherwise we prefer to not have guests and fire mixing. Guest access There is a patio table on the back deck and a gas grill, and full kitchen for you to use. Towels, shampoo, coffee, tea as well as OJ, english muffins and a dozen eggs are all provided for you. Since I can't clean all the condiments out of my fridge, you may use the ketchup, mustard, and mayo found there, as well as spices, s+p, oil, etc. Feel free to relax in the hot tub (open year round), enjoy the flower gardens, float on the pond. Many have asked about swimming in the pond - yes, the little beach is sandy and the water is clean, but be aware the rest of the pond's bottom is mucky (because it is a pond and not a lake, and because there are fish in it) So you can can swim if you want, we prefer to float. There are 2 "kids" kayaks and life jackets. Life jackets are mandatory in MI if under the age of 13. We keep the algae cleaned out (a constant job) and keep products in it to reduce the muck. You are welcome to do all the fishing you want, we prefer catch and release. Other things to note Please be aware that almost all Airbnbs across the country say "NO PARTIES" meaning NO EXTRA GUESTS on the property for ANY reason EVER; party, family gathering, baby shower, birthday. etc. HOWEVER UNLIKE MOST RENTALS WE DO ALLOW small gatherings of up to 10 additional people and clean up is the responsibility of the rental group. A $100 fee is charged per event to cover wear and tear on the house and septic and must be pre-approved. These extra guests are NOT allowed to spend the night, only the registered overnight guests. This fee will be charged, or $50 per car, even if people are "just stopping by" or "just dropped in unexpectedly" (what some people told me) since clearly, they have been INVITED by you. We have a camera on the driveway to see who is coming and going, expressly because of unauthorized parties in the past. If you leave a huge mess behind, inside or outside, we have the option of charging up to $200 additional per Airbnb. There is a small "beach" at the pond but be aware THERE IS NO FENCING around the pond so watch the kids closely! There's a drop off there as well. And of course no diving off the dock, it is only knee deep and mucky. Please note Perry is not a subdivision of East Lansing. We are halfway between Lansing and Flint, about 20 minutes to the outskirts of East Lansing, 30 minutes to Lansing or to Flint, 20 minutes to Owosso. Since we are adjacent to M52, especially if you are outside on the patio, you will notice some road noise, mostly from the trucks and motorcycles. There is an "electric" fireplace in the master bedroom that you are free to use. The hot tub has caused us and some guests issues! It will be sanitized and clear when you arrive. Please read and follow ALL the instructions given! Some people have not, and then needed later to go to Urgent Care for antibiotics due to hot tub folliculits. (rash from bacteria!) Don't use it if it is cloudy (which is bacteria) or sudsy so that you can't see if it is clear or not. Text us or call before using it if you are unsure. Also, the hot tub MUST be covered each time you get out, not left open for any length of time. Stolen and broken/damaged items will be the responsibility of the guest up to $2000 (even if it wasn't you but someone invited by you); we will bill you through the Airbnb resolution center with photos when possible. If you don't double check and leave items behind, only requested items will be mailed at $20, unless the postage is more.
