Beautiful house with fully equipped kitchen, bbq area, separate bedroom, high quality appliances, blankets, & bath towels. 3 complete bathrooms, wifi, HDTV, cable with HBO, fireplace, air conditioning in all spaces, & power generator. Art classes by instagram/miriamalbaromano & horseback riding (with advance notice) is also available. The space The house has a generator in case there is a power cut in Rosario. We are the only house on airbnb that offers that service in the area. It also includes sheets, towels, plates, silverware, and more. Checkin is at 2pm and checkout is at 11am. The space can accommodate 9 guests and a baby. After 2 guests, there is an additional cost of $12usd per person per night for overnight guests. If there are more than 4 day guests, apart from those who stay the night, we consider it a 'get together' and there are additional costs. ($100usd per 'get together) If guests stay more than 1 week, additional costs are waived for 1 'get together.' Send us a message for details so that we can coordinate your 'get together' of no more than 20 people, including those that stay the night. Quiet hours start at 9pm. Any 'get together' needs to conclude at that time. One of the bedrooms is separate from the house behind the bbq area. It has its own complete bathroom and can sleep 4 of the 9 possible guests. Keep in mind that our neighborhood is calm and quiet. The house is perfect for enjoying a day surrounded by nature. City law dictates that music needs to have a maximum level of 60db from the street. A sound measuring app can be downloaded for free from the internet if you have doubts on what this level is. Beyond that level, the laws of the city can administer a fine. That level is sufficient to be able to enjoy music without bothering the neighbors. Guest access Guests will have access to all parts of the loft, back bedroom, soccer field, pool, & bbq area. A groundskeeper that lives in the small front house is there to attend all your needs 24/7. Other things to note If you are interested in hosting a 'get together' with no more than 20 guests during the day, send me a message for the details and additional costs. ($100usd per 'get together) There is no additional cost for the first 4 day guests. Beyond that, we consider it a 'get together.' If you are staying for 7 nights or more, 1 'get together' of no more than 20 total guests, including those that stay the night, is included. For 'get togethers,' please be mindful of the grounds, our neighbors, & treat the house as if it were your own. If you bring music, it must always be played at low levels. There is a local law that limits the amount to 60db from the street with a fine for breaking it. Quiet hours begin at 20hs. There is no rail guard around the pool or a protective door for the spiral staircase that leads to the loft space. If you have young children that needs to be kept in mind. Guests assume all responsibility for their own children. We accept pets but guests assume all responsibilities for their pets. Keep in mind that the grounds are large and there are places in the fence where pets can escape. Also, neighbors' pets and street animals can enter the grounds. This is rare but it's possible. If your pets are well trained, you shouldn't have any problems. The water is drawn from a well on the property. It is not 'controlled' by the city. Although it is fine, we encourage guests to purchase their drinking water. A complimentary 6 Liter Bottle of water is provided. Quiet hours start at 9pm.
