Waterfront Cottage with Beach and Boat Dock
Relax with the family at this waterfront cottage. Cottage is only 100 ft from water’s edge, in quiet no-wake cove of Lake Anna. 1,200 sq ft cottage located on acre with space to park your boat. Boat dock to tie up water toys and 2 kayaks for your enjoyment. Community boat ramp is 2 minute drive. Soak up the sun or enjoy lunch on the boat dock, with a sandy beach for the little ones. Back deck with gas grill after a day on the water and morning coffee with water views and wooded surroundings. The space The cottage is a 3 bedroom, 2 bathroom cozy open plan 1,200 sq. ft. cottage with bamboo flooring in the living room, dining room, kitchen and hallway with carpeted bedrooms and tiled bathrooms. For safety reasons, the cottage is limited to 4 adults and 4 children including visitors. Unapproved guests or visitors will incur the posted "Extra Guest Fee". The living room has an L shaped couch, ceiling fan, end table with lamp and Power Cube, coffee table, entertainment center with 55” 4K Roku TV and DVD player. Power Cube has 3 AC outlets, 2 USB-A ports, and 1 USB-C port. The open plan kitchen has an electric stove and oven, built-in overhead microwave, side-by-side fridge/freezer with filtered water and ice dispenser, dishwasher, small Keurig coffee machine, electric pop-up toaster and kettle. The open plan dinning area has dinning table that seats 8 and faces self closing safety sliding glass door to back deck with lake view. The main bedroom has a king size bed, walk-in closet (w/ hangers), dresser w/mirror, nightstands w/lamps and USB/AC Power Cubes (2) and ensuite bathroom with shower, toilet and sink. The second bedroom is water facing with a queen bed, closet (w/ hangers), nightstand w/lamp and USB/AC Power Cube. The third bedroom (located between the king and queen bedrooms) is a small bunk room with 2 bunk beds (4 beds). The bunk beds are only suitable for children and are not suitable for adults. Both the king and queen bedrooms have ceiling fans, the bunk room does not. The second bathroom has a bath tub/shower combination with toilet and sink. Hair dryers are provided in each bathroom. Laundry with electric washer and dryer are located next to the second bathroom behind accordion sliding doors. List of provided items: Body soap, shampoo and conditioner (mounted dispenser in each bathroom), laundry pods, fabric softener dryer sheets, dish washing pods, toilet paper and kitchen roll, hair dryer in each bathroom, bedding for all beds (1 king, 1 queen and 4 bunk beds for a total of 6 beds). Each bed has fitted sheet, flat sheet, duvet and duvet cover. King and queen beds have 2 pillows each, and bunk beds have 1 pillow for each bunk bed. Both bathrooms have 2 bath towels, 1 hand towel, 1 face cloth and 1 bath mat. 4 bath towels, 2 hand towels and 2 face cloths are provided in the laundry. Towels are only for use in the cottage, and are not to be taken out of the cottage. Fast WiFi internet service is provided at the cottage and boat dock. -- Guests have access to all parts of the space except locked owner’s closets (2), cellar, boat dock storage, boat (1) and jet skis (2). Boat dock, beach, shore and water access is limited to our boat dock and beach area as pictured. Please do not make use of, or access, any neighbor property incl. boat docks or shoreline for any reason incl. fishing, swimming or tethering. -- COTTAGE RULES Unapproved guests or visitors will incur the posted "Extra Guest Fee". The cottage is strictly NO SMOKING of any kind. To ensure a no smoking environment for all guests, the cottage is equipped with an Air Quality Monitor that will detect and record evidence of any smoking. A maximum of 2 small to medium sized dogs are welcome, but they are not allowed on the beds or the indoor and outdoor furniture. Provided towels are only for use in the cottage, and are not to be taken out of the cottage. As this is a vacation home, there are always on exterior security cameras at the front and back of the cottage and the boat dock. You are welcome to use the gas grill on the back deck, but no other fires are allowed. The AC minimum temperature setting is 74. During the afternoon in the hot summer months I recommend closing the sun blocking curtains of the lake facing sliding glass door to help keep that area cooler. The lake side of the house faces West which makes for beautiful sunset views, but also has the sun beating in through the sliding glass door … hence the sun blocking curtains :) All doors and windows must be closed while the AC is running. If a door or window is left open the AC will be turned off. You will have access to the boat ramp (see listing photo) in the community common area. Access to the common area is controlled by an electronic gate. Use of the community boat ramp and common areas is subject to below copied "Cuckoo’s Nest Association, Inc. Rules and Regulations". There are two kayaks that you are welcome to use, but the boat and both jet skis are strictly off limits. Do not sit, stand or climb on the boat or jet skis. Kayaks must be removed from water and turned upside down when not in use. They become impossible to move if they fill with water if it rains. 2 child, 2 youth and 2 adult life jackets are available for use with the kayaks. As shown in the listing photos, our boat (on lift) occupies the covered boat dock, and our jet-skis (on lifts) occupy the left side of the boat dock. The front of the boat dock is available to tie up your water toys. Please check water levels before tying up as water levels fluctuate. The cottage is on a septic system and as such, any products other than toilet paper are not to be flushed, and all food, cooking oils, grease/fats and coffee grounds must be discarded in the trash. Guest access Guests have access to all parts of the space except locked owner’s closets (2), cellar, boat dock storage, boat (1) and jet skis (2). Boat dock, beach, shore and water access is limited to our boat dock and beach area as pictured. Please do not make use of, or access, any neighbor property incl. boat docks or shoreline for any reason incl. fishing, swimming or tethering. Other things to note CUCKOO’S NEST ASSOCIATION, INC. RULES AND REGULATIONS OF THE COMMON AREA(S) PURPOSE For safety and courtesy, these rules and regulations apply to ALL CNA members and their guests when using the common area. COMMUNITY COMMON AREA(S) 1. Follow the posted signs. No overnight parking or storage of vehicles, trailers, boats, etc. (If an emergency arises requiring assistance, contact a CNA Board member.) 2. All pets must be leashed at all times. 3. Removal of pets’ solid animal waste is mandatory. 4. Homeowners are responsible for policing and removal of their trash from the common area(s). 5. No swimming or wading at the boat launch ramp at any time, except as essential to launch or remove watercraft. 6. The pavilion in Common Area 2 is for the use of all residents and their guests. It is for use on a first-come first-served basis, except for the first Saturday in June of each year where it is the location of the Association’s Annual Meeting and Elections from 10:00 a.m. until approximately 12:00 p.m. COMMUNITY PIERS 1. NO personal items may be attached/installed to the surface of the main pier walkways (i.e., cleats, bumpers, etc.). 2. Assignments: Slips are assigned per the signed Lease and Easement Agreement between the lot owner and the purchaser. CNA assumes no responsibility for slip assignments. 3. Damage: Any party who accidentally or through carelessness damages a pier(s) or a slip(s) will be held liable for all costs and repairs necessary to restore the pier/slip. All accidents must be reported to a CNA Board member and the appropriate authorities in a timely manner. 4. Fueling of Boats, PWCs, etc.: Fueling is prohibited at the boat launch areas(s) and from the pier(s)/slip(s). 5. Ramp and Launching Area: Utilize area in a timely fashion allowing all members/guests access. Launch boats, PWCs, etc., and remove trailers immediately to the parking area for proper storing. Do not assume that someone is not coming to use the ramp. NOTE: The CNA Board may waive the rules for pre-approved shows, tournaments, exhibitions, and official CNA activities; i.e., IIB, IIIA. The facilities are available for all members to use and it is the members’ responsibility to care and maintain the common areas. Please use common sense and courtesy. The roads within Cuckoo’s Nest are state maintained and the entire development is located within Louisa County. Should you have concerns, within the development (i.e., animals roaming free, traffic/speed, noise, etc.) contact the appropriate local/state official. Approved by CNABOD 7/19/2022
