We share a property line with the Stanislaus National Forest. Hike to Big Trees State Park, home of the giant sequoia trees, right through our backyard! Pet friendly, Central Heat & AC, 2 fireplaces, Pool Table, hot tub & BBQ! Bear Valley for skiing, Murphys for wine tasting, and fishing at all the lakes! The space The “W” House is a 2,700SF, three story custom chalet, perfect for peaceful multi-family vacations, located on over an acre of gorgeous forestland. Each floor of the “W” House has a large bedroom, each with an ensuite bathroom, which makes the space perfect for 3 separate families. The "W" House is best suited for a maximum of 12 adults (real beds for 12 people), but we have alternate sleeping arrangements for over 20 people (mix of adults and children). There are beautiful tall trees outside of every window and we often get visitors from local wildlife. The “W” House is equipped with central heat and central air conditioning so that all guests stay comfortable, no matter what the season. We are also happy to accept no more than 2 pets per reservation for an additional $100 cleaning fee. The “W” House also includes a game room with board games, darts, a pool table, wet bar, Peloton bike, and a 70” smart TV! We will supply plenty of wood so that you can relax in front of the two fireplaces and stay cozy during the winter. We are also very baby/toddler friendly and have the major items any parents might need, including baby gates, travel cribs, kids dining items, video monitor, and more. The private outdoor backyard of the W House features a horse shoe pit, brand new hot tub (fits 7 people!), large deck with a regular barbecue and Blackstone grill (and propane tanks), corn hole, large jenga game, fire pit and over 1 acre of nature to explore. Parents can relax on the deck or in the hot tub while kids explore nature and run around. With everything to do at W House, there’s really no reason to leave! Hibachi utensils and propane tanks included! - Pack & Play (sleeps 1 infant/toddler) TOP LEVEL -Bedroom with Queen Bed (bed for 2 people) -Ensuite Bathroom with shower -Loft Area with Twin daybed with a twin trundle (beds for 2 people), plus a desk and chair for working. Note that this loft area opens up to the main level, so it is not considered a true private bedroom. We also share a property line with the Stanislaus National Forest (say hello to snow play and hiking right in the backyard!) and are located within the Blue Lake Springs HOA, which gives you and your authorized guests access to the private lakes, swimming pool, tennis courts, pickle ball courts, private restaurant, volleyball and basketball courts, bocce and shuffleboard, and ping pong tables. Please note that the BLS HOA Amenities are available Memorial Day through Labor Day, for the following fees: individual daily passes for those 2+ years old are $20; group daily passes for up to 6 people are $100, individual weekly passes for 2+ years old are $100 and group weekly passes for up to 6 people are $400. More information available in our Welcome Book. By hiking the trails and fire roads behind the “W” House, you can even access Big Trees State Park to view the famous sequoia trees without having to drive! On the property you will have access to an outdoor fire pit and a horseshoe court. There is plenty of parking on the property for at least 6 vehicles, but please note that some areas are steep and may require 4x4 and/or chains during snow season. We highly recommend parking on the lower driveway during the winter season to prevent any accidents. We have a seasonal snow plow contract for your convenience that will plow the driveway during the winter, but due to the unpredictable nature of winter storms that vary from year to year, we have no control over public access roads or availability of electricity. We have a large generator on site that can power the essentials in the house in the event of a power outage. Some other local attractions include the following: -Bear Valley for skiing, snowboarding, and other snow activities, 30 miles away -Murphys for wine tasting, olive oil tasting, and quaint restaurants, 16 miles away -Arnold Rim Trail for biking, hiking, or horseback riding, 3.8 miles away -Spicer Sno-Park for snow play, 23 miles away -White Pines Lake (4 miles away), Spicer Reservoir (32 miles away), Union Reservoir (32 miles away), and Lake Alpine (29 miles away) for fishing and SUP Guest access Guests of the “W” House have access to the entire 2,700 square foot house through a keyless entry system, plus guest access to the Blue Lake Springs amenities (weather permitting). You will also have access to the carport and downstairs door to make entry during the snow season a breeze. You may also use the 1+ acre that the “W” House is situated on at your leisure for snow play and hiking, but please be courteous of our neighbors. The unattached garage and lower level storage rooms are not for guest use and will remain locked and unoccupied during your stay. Guests will have self-check-in starting at 4pm with check-out at 11am. Hosts will not be onsite, but are reachable 24/7 with any questions or concerns. Our custom Welcome Book will be electronically delivered to you a few days before check-in, which will explain all the details of the property and surrounding areas. Other things to note -Primary renter must be 25+ years old to book the “W” House. Upon booking, you represent that you are 25+ years old. Host reserves the right to require a separate short term rental contract to be signed at the time of the reservation. -A maximum of 12 adults sleep comfortably in the “W” House, but it has the capability to sleep 24 (including children) using alternate sleeping arrangements such as blow up mattresses and couches. If you have more than 12 guests, please inquire with the Host and a fee of $25 per guest over the 12 max guests will be charged per night. Please take note of the bedroom and bed setups to make sure The “W” House will work for your group. -A maximum of 2 pets are permitted at the “W” House and are subject to a $100 extra cleaning fee. Please do not leave pets unattended and no pets are allowed on the furniture. Pet waste bags and a scooper are available for guests’ use and all pet waste must be cleaned up before checkout. -Smoking is prohibited inside the “W” House. If you must smoke, please do so outside and ensure windows/doors are closed and you take special care to prevent fires and trash. Please pick up all cigarette butts before departure. -During snow season, the driveway will be plowed when 4” of snow falls, but we cannot guarantee that the public roads will be cleared in the same manner. Please be prepared with 4x4 vehicles and/or chains/cables. Please do not use the steep upper driveway during the snowy season, as it becomes very slippery and impossible to maneuver. No refunds will be available for winter conditions, including in the event of power outages, although we supply a generator and propane tanks that can be connected directly to our main power box so you can use the essentials during power outages. -The “W” House is located on the edge of the Stanislaus National Forest and noise travels very easily because it is so quiet. Please ensure your noise is not carrying to our neighbors and respect the forest quiet. The quiet hours for the HOA are 10pm-9am. No parties and no loud music or yelling outdoors. Host reserves the right to immediately end a reservation if there are neighbor complaints of parties and/or loud music/yelling outdoors during quiet hours. -Cell phone service is spotty and/or non-existent throughout the area. Please download directions for offline use prior to arrival and ensure you make note of the front door code that will be provided prior to your reservation. -The "W" House uses blink and feit cameras, which record only when there is movement. The cameras are located at each of the entrances, the driveways, and pointing at the forest behind the firepit. The cameras are not monitored except to confirm checkin/checkout and to monitor snow fall. In the event of a violation of the House Rules, Host reserves the right to immediately cancel the reservation without refund and/or institute a $100 fine per incident, or $100 per unregistered guest and/or pet. Please take special care to reserve The "W" House for the proper amount of people/pets in your group.
