Our countryside home is nestled on 4 acres of a retired apple orchard, just a mile from historic “Waterford Flats” & pristine Keoka Lake and is the perfect place for up to 5 guests & 2 dogs (who stay for FREE) to relax. Close to Waterford wedding venues, our home is a 5 min drive to Bear Mtn Inn, Waterford Inn & The Hive. Just a 20 min drive to Granite Ridge in Norway & Moonlit Ridge in Otisfield. We are close to 3 popular ski areas -Sunday River, Pleasant Mtn & Mt. Abram. The space With the ability to accommodate five (5) guests and up to two (2) well behaved house-trained dogs (sorry, no cats) our updated country home is the perfect place for those visiting “Vacationland.” Whether visiting Maine for a summertime get away, a fall leaf-peeping weekend, or a wintertime snowmobile or ski trip, guests who stay at Orchard View Heights will enjoy strolls through our four acre orchard, a fully stocked kitchen, comfortable beds, a washer and dryer, an arcade-style basketball shooting game and amazing sunset views from the orchard-facing spacious deck complete with a fire pit. GUESTS BEST SUITED FOR THIS PROPERTY: We love to host responsible, non-smoking/non-vaping guests over the age of 21 (children are welcome with parents) in groups of five (5) or less. We also welcome up to two (2) well-behaved, adult, house trained dogs to stay. Guest access Guests will have access to the main floor, basement area and backyard/orchard. Guests are not allowed to enter the locked upstairs portion of the home as it is unfinished. There is also a locked owners supply closet in the hall that is not accessible to guests. Primary booking guest will be able to view check-in instructions with door access code 24 hours prior to scheduled check-in date & time. These instructions will be made available in the Airbnb App under the “Trips" tab. If you do not see these by the morning of your scheduled check-in, please message host to request information. Other things to note To ensure that our home is a good fit for you and you entire group, please read the following details prior to requesting to book. Primary booking guest is responsible for ensuring that all guests in booking group follow the rules. **GUEST AGE** All guests who stay must be at least 21 years of age (with the exception of children who stay with their parents.) Children under the age of 18 are not to be left alone on the property unsupervised at any time. **RENTAL AGREEMENT** Primary booking guest is required to read, E-sign and return our rental agreement to confirm reservation and stay at our property. After reservation has been accepted by host, guest will be asked to provide an email address so that the rental agreement may be sent for electronic signature. Failure to provide email address, sign/return agreement within 48 hours of booking acceptance by host, will result in cancellation of reservation. **SMOKING** Orchard View Heights is strictly a 100% SMOKE FREE (non-smoking/non-vaping) residence, both INSIDE AND OUTSIDE. Any violation of this rule will result in a monetary fine of $750, as detailed in our rental agreement. **PETS** We are dog-friendly and allow up to two (2) adult (sorry no puppies under one year of age) house-trained dogs with a combined weight of 100 pounds or less. •Please declare the breed(s), weight(s) and age(s) of your dogs with your initial inquiry/reservation request. By booking, guest agrees to the following: •Dogs are to be kept off sofa and beds. •Guests are responsible for cleaning up and disposing of pet waste from the yard. •Dog(s) are not to be left in house alone unattended and are not allowed to “free roam” the house. Dogs must be crated/kenneled when owners are not present and/or leave the home. •We provide pet bowls, pet towels for cleaning muddy/wet paws, waste clean-up bags •Guests need to provide crate/kennel for when pets are alone. •Please note that we do not offer a fenced yard so we recommend dogs be kept on leash(es) while outside to prevent escape from the property and/or interaction with wildlife. **PARTIES/GATHERINGS/VISITORS** Per Airbnb policy, parties and/or gatherings are not allowed. A "party/gathering" is defined as any additional people beyond the number of people listed on the reservation." Furthermore, for legal and insurance purposes, visitors are not allowed on the property. To further clarify, a "visitor" is anyone not listed on the original reservation/rental agreement. We allow a maximum of FIVE (5) guests on the property at all times and all guest names and ages must be disclosed/registered with us. **WINTER DRIVING** It is highly recommended that guests staying at Orchard View Heights in the winter months of December through April, utilize either a four wheel drive (4x4) or an all wheel drive (AWD) vehicle as the home is located on steep hill in a rural setting. While our town snow removal drivers are great at taking care of the roads, they may not always be able to clear snow and ice from the roads as quickly as we would like during a storm event. A front wheel drive (FWD) or two wheel drive vehicle will likely experience difficulty and be unable to climb the hill to the home should a snow/ice event occur. **INFANTS & TODDLERS** For guests traveling with infants/toddlers, please note that we do NOT provide any safety equipment such as outlet covers, cabinet safety latches, door knob covers and safety gates. There are full staircases in the home which may pose hazards to small children so parents need to be an aware of this when booking our property. We do have a basic pack and play with sheet and a high chair available at the home. **REFUNDS** We cannot predict/control weather, therefore we do not offer refunds due to inclement weather/natural disasters/power outages or other events that are beyond our control. If this is a concern for you, we recommend that you purchase the travel insurance that Airbnb offers to all guests prior to completing payment. **OTHER** The “roll-away” twin-sized bed will only be set up and made prior to check-in if the number of guests indicated on the reservation is five (5). For four (4) guests or less, this bed will be stored in the king bedroom closet and may be used by guests but will not be set up in the room prior to check-in unless specifically requested. Guests may set up if desired. Please ensure that your guest count is correct on the initial reservation request and/or message host at least 24 hours prior to check in to request roll-away bed set up. Property is equipped with four (4) exterior security camera(s) that record audio and video. Camera(s) are installed primarily as a theft deterrent for when property is vacant but may be used to verify compliance with rental policies/guest & pet count. Cameras are mounted on the exterior of the home, only facing door entry points and not facing gathering areas. Cameras are not continuously monitored and should not be relied on for personal safety. No cameras are placed inside, or with any view of the interior of the property.
