Guest access Guests of Paradise have access to the entire home Other things to note Upon booking you will receive a notice requesting your email so we can send an electronic rental agreement. It must be signed & returned within 48 hours of booking to confirm the book and avoid cancellation. * Proof of identity via an ID or drivers will be required upon request and is required for new accounts or accounts without reviews. Due to liability issues, only the guests listed and approved are allowed in the home. If there are additional people beyond the number listed or if the amount of people in the home is beyond the maximum capacity, the rental contract will be terminated without a refund. NO PARTIES ALLOWED - HOA rules are enforced. Immediate eviction will result. Any damages must be noted and discussed with us as soon as they happen so we may swiftly make repair plans. If smoking is detected in the home a $500 fee will be charged for an ozone cleaning. HVAC & HOT SUMMER MONTHS: Please keep all windows & doors (including the garages) shut during the hot Spring- Summer months. Running the a/c with the windows open, especially on hot days, can cause the system to malfunction and shut down. We cannot guarantee that the system will get fixed during your stay if this happens. The system is set to send alerts doors are left open. NOTE ON HEATED SPA: Because we are remotely located, the heated spa runs on propane and an automatic timer that heats for up to 3 hours at a time....1x per day. The timer automatically turns off the spa once 3 hours is complete. It takes up to 30 minutes to heat up. Please contact me via the app when you are ready to use, to conserve energy. If you desire to use it more than 3 hours/1x a day do let me know, an additional heating fee will apply. BUGS & WILDLIFE: You are enjoying lake living at its finest. When checking in, and any other time during your stay, avoid keeping the doors opened. Bugs, insects and scorpions are fast to enter, given the chance. Shut the doors behind you at every entry and exit. For your protection, March- November, a 30 second mosquito spray over the patio runs at 6am, 6pm & 10 pm daily. Paradise ground staff are on the premises as needed/requested. Pool service, Handyman, House Manager, etc. BATHROOM SUPPLIES: Each full bathroom has 3 sets of towels per stay. CARPET CARE: Do not iron on any carpeted area. Do not use heated appliances near or on a carpeted area. EQUIPMENT: Do not touch/adjust any of the outside equipment/gauges/thermostats/pool cleaners or manipulate any inside equipment behind closed doors. If assistance is needed, please contact us directly. Damage fees may apply. BOAT DOCK: Use of the Boat Deck and Boat Lift must be pre-approved before use. The slip measures 24' x 10', please note and consider. Locals meet at Fisherman's Point 416 & GPS to each respective home on our lake. It takes approx 15 min. Fisherman's Point Marina & Resort 230 Farm to Market 416 Streetman, TX 75859 THERMOSTAT: During the Summer, do not turn the thermostat lower than 70 degrees. During the Winter, do not turn it above 74 degrees. Doing so can cause the system over work & leak which can cause damages. BOAT HOUSE: The boat house and slips can be used upon approval. Note that the power in the boat house auto shuts down when wet to prevent electrocution. If the power does not turn on for the boat slips, please park your boat inside without the slips or on the side of the boat house. Fishing is permitted off the dock. Bring your own equipment. You can also book a fishing tour. Details are in the Paradise Guidebook. WEATHER OUTAGES: Texas has extreme weather, and outages from time to time that can impact amenities. Such occurrences should be noted as out of our control & should not be a factor when rating your experience. Please know that we have a full staff available to assist & remedy any issues as quickly as humanly possible. MISC: We request that you remove your shoes once entering Paradise to maintain our hygienic standards. If linen or towels are stained by makeup, fake tan, foundation, lipstick, mascara, oil, sunscreen or blood it will require a payment for replacement. A Few Reminders: To avoid contaminating the pool, do not swim in both the pool & the lake or use the same toys. Doing so will cause the pool to turn green & result in a fee for the extra service. If you want to enjoy both the lake & pool, start in the pool 1st & end in the lake. Do not park any cars on the grass, it is against the HOA rules & can ruin landscaping. Doing so can lead to damages. The outdoor grill & cooking station should be used for any excessively fragrant/pungent flavors & cuisines. 3rd party bookings are not accepted. ID may be requested upon check in. A $500 refundable security deposit is required if your Airbnb profile is new, or isn't in good standing.
