The Villa is not to be used as an entertainment venue, party house, reception centre or on sold for commercial activities and gains. It is a private residence in a residential zoned area. The property contains 2 bedrooms with bedding for 4 people. There is no daily service included in your booking. However, extra servicing can be arranged. Please advise at the time of your booking if you would like us to arrange a midstay service for an additional fee. If children will be at the property, they need to be always supervised, especially in the outdoor area. Please note, part of our pool section doesn’t have a safety pool fence therefore parents are responsible for their children. The owner is not liable for any incidents that may occur. The Villa is not an entertainment venue, party house or reception venue. It is a private residence and as the property is in a quiet residential area, with permanent residents as neighbours; loud and disruptive behaviour is strictly prohibited. In Queensland there is no time-based noise restrictions and excessive noise can be reported at any time of day. All noise should cease at 9.30pm. Guests need to be considerate of neighbours at all times of day and particularly after dark. Noise complaints could lead to evictions. Some of the Villa’s permanent neighbours have the ability to dispatch the local security company if noise levels are unreasonable and exceeding Queensland requirements and security company are authorised to enter the property. The cost of call outs to the Villa for noise control and verification of disruptive behaviour will be paid for by the in house guests. Any administrative costs associated with noise complaints and associated evictions will be paid for by guests. Any variation of use of house from residential activities as mentioned above could also result in eviction. The BBQ is to be left in a reasonably clean state after use by guests. If left uncleaned, a cleaning fee will be charged. Guests must remember to turn gas off. If there is damage to the BBQ or excessive gas has been wasted by leaving the gas turned on, then repair/replacement costs will be levied. There are no pets allowed, unless by prior arrangement. If there is evidence of pets post stay, extra cleaning will be charged to the credit card provided. Pets are not allowed in the pool and must be toileted off the property. In the event that any damages are noticeable by the owner or property manager after your check-out, the guests must need to cover the costs. Guests must leave furniture in the position it was found in and not move it during their stay. ’The Edge’ is a non-smoking property. Any smoking must take place outside the house at all times. Please dispose of cigarette butts thoughtfully. Any costs resulting from smoking in the house will be incurred by the guests. Guest check-in time is between 2-4pm. On and during arrival day one of our staff members will be able to update arriving group on what time at or after 2pm the house will be ready for check in. Guest check-out time is 10am and cannot be extended. The cleaning crew will be on station at 10am. If guests have not excited by 10:15am an additional cost of $75 per 15 minutes will be charged to the guest account. The Villa is a residential home in a residential zoned area. If you want to conduct a special event or boutique function that includes additional guests staying outside the Villa, then this must be cleared and discussed with the booking agent and owner’s representative. Insurance coverage for a one-off event would have to be sought and paid for by guests and additional charges paid to the Villa for cleaning and any associated administration. Any unauthorised functions and or parties or third party selling of Villa space for commercial gain will also trigger eviction protocols. Stays in which the Villa is used as part of a commercial enterprise are not allowed except with prior approval by the owner. Additional costs may be incurred for commercial use. Every effort has been made to ensure the safety of the pool and surrounding area. Guests use the pool at their own risk. Port Douglas has a tropical monsoon climate and experiences heavy rainfall at certain times during the year. Guests are required to take out personal travel insurance that covers cancellation of accommodation due to weather events.
