Cozy and comfortable 1700 sq ft 3 bedroom 2 bath home tucked away in the woods with over 400' of private waterfront along South Brook and Moosehead Lake. Private and wooded lot separates you from the neighbor and you get direct access to all that Moosehead Lake has to offer. 17 minute drive to Greenville's shopping and restaurants. The space The house has 3 bedrooms and 2 full baths with bidet toilets. The great room has 3 couches, recliner and a beautiful view of the lake out of the bay window. The fully equipped kitchen has all new appliances where you'll find everything you need to prepare any meal you'd like. Off of the great room is the dining room with a 10' long dining table made out of a slab of Sycamore. The dining room is all windows and views of the lake. Upstairs is the master bedroom with a queen bed and twin over full bunk bed. It has it's own full bath and walk-in closet and 4 x 8' private deck. There are 2 bedrooms on the first floor. The bedroom off of the right side of the hallway has a queen bed and large closet and direct access to the full bathroom downstairs. The bedroom off of the left side of the hallway has a queen bed and a twin bed with trundle underneath. The utility room has a new washer/dryer and new tankless propane hot water heater. The house has a Cummins whole house generator so you remain unaffected when the power goes out. Ample parking and a nice level driveway make access to the property easy. We also have a large gas grille on the front porch connected to the house propane tank, so no small tanks to deal with. Guest access You'll have access to the whole house except for a small owner's closet under the stairs. Other things to note Access to snowmobile trails is via the lake. It's approximately one mile north on the ice to get to ITS 85 and the Moose Loop Trail which gives you access to literally thousands of miles of riding. ATV access is a little more tricky. One mile north of the house on Lily Bay Road there is a parking lot off the left side of the road where you can park and unload. Across the street is the Kokadjo Trail System which connects to all the trails in the Moosehead area. If you're boating, the nearest launching ramps are in Lily Bay State Park. The entrance to the park is 2.5 miles south of the house on Lily Bay Road. There are 2 launching ramps in the park. They are very nice with plenty of parking and lots of room to maneuver. The park charges a $10 fee to launch your boat, but sometimes they will waive the fee when you return to get your boat - No guarantees though! The Rowell Boat Ramp will give you the shortest ride to the house.
