Unwind at this Classic West Newport Duplex with a patio right on the sand. It doesn't get better than this. The private upstairs unit is recently renovated and has 2 bedrooms and an AC unit for those hot summer days. The bottom unit boasts 3 bedrooms with a giant patio. Lifeguard tower 65 is right out front to keep an eye on the kids in the ocean! Other things to note IMPORTANT NOTES: - Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking. -Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit. - Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management. - Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process. - Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation. -Parking for 3 Vehicles included. (1) in garage and (2) in driveway. -Garage is suitable for Mid size SUVs , compact vehicles are recommended. Measurements of the garage are 8'W × 7'H x 16’ deep -All vehicles parked in the driveway must NOT exceed 15 ft 4 inches in length. If the vehicle protrudes beyond the length of 15 ft 4 inches the city of Newport Beach parking division will issue a parking ticket which you will be responsible for. -Left garage is not for use - This is the Ground Level plus 1/2 of the 2nd Level. All bedrooms are located on the 2nd level, No View from Bedrooms. - This Home is a Legal Duplex, you do not share any amenities including parking or patio. - Noise from other units, neighboring homes, and beach goers should be expected. - Children Must Be supervised at all times especially when outdoors with access to the beach. - This Home does not include a washer or dryer (there is a laundromat nearby) -Fireplace is unusable - Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. (after 9pm) - Daytime Capacity may not exceed 12 people without written consent from the owner. -Tenants are responsible for all penalties and fines incurred during their stay including but not limited to Newport Beach Municipal Code Section 5.95.020 regarding Occupancy and Municipal Code Section 5.95.050 (A) regarding Disturbing the Peace.
