Nestled on over three-quarters of an acre, you'll have plenty of room for all of your water and desert toys including space for RV hookups! Launch your boat or jet skis on the launch ramp or enjoy sunsets on the dock. This is truly a one-of-a-kind property that has it all! The space You'll enter the home and find high ceilings in the living room and quartz counters in the kitchen with views that overlook the Colorado River. The master bedroom has a wall of windows, including a sliding glass door that leads you straight to the water as well as an inviting King bed and blackout shades. The second bedroom has a queen bed, third bedroom has two twin beds and the fourth has a pull-out bed as well as a TV, Xbox and more! Guest access Upon check in, you'll be provided with the code to the front gate for entry. The code to the front door will be pre-programmed to be the last four digits of your phone number tied to your Airbnb profile. Upon booking to rent and stay at this property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. Other things to note Our sprawling home comes with additional things to note of importance for safety: 1. The Colorado River is a flowing body of water. Swimming or jumping off the dock can lead to getting pulled out to the current. Please keep an extremely close eye on children. 2. The boat launch is 13 feet wide. For large boats, it's very easy to launch a boat but difficult to pull it out. If you're not experienced with launching boats, Jack Smith Park is just a few miles away. 3. Full RV hookups are available with an additional $200 per day for access. Please let us know upon booking if you will be bringing an RV and needing hookups. 4. Being that the house is directly connected with nature, water bugs are typical for waterfront homes. Please be mindful of keeping the doors closed to avoid allowing these harmless bugs in the house. They come out at sunrise and sunset and to a non-local can be overwhelming. But they are perfectly safe! DUE TO RECENT FIRES, NO BONFIRES OR FIREWORKS ARE ALLOWED UNTIL FURTHER NOTICE.
