It is a very secluded property with no "neighbors" on either side. To the east is the soft flowing Parankaya River. To the west are undeveloped grounds which are also part of the villa grounds. The Villa is Absolutely Amazing. It is Paradise. Volcano Views! 1 camera outside to garden/lake. The space Lakeview on the Rocks is located on the waterfront of Lago de Atitlan and offers stunning views of the San Lucas Toliman and Atitlan volcanoes and sunsets across the lake. It is located as soon as you get to San Antonio Palopo, a 20-minute drive from Panajachel. This home is very spacious, comfortably accommodating families of up to 10 people. The inside and outside of the house are well maintained with plenty of amenities for a very relaxing stay. Price may vary depending on the season Sleeping: - Upstairs bedroom has a king-size bed and a built-in desk. - Downstairs bedroom has a queen-sized bed, a twin bed with a built-in desk, and a door to the outside. - Downstairs bunk-bed room. Perfect for families with children located next to the master bedroom. - Master bedroom has a king-size with a living room area, stunning views of the lake, and can be accessed through the bunk bedroom or through its own entry from the outside. - Living room sofas can be used as bed. Social: - Fully equipped open plan kitchen. - Large dining/living room area alongside the kitchen counter with 3 stools. - Inside dining table for 8 to 10. - Patio with table & umbrella that seats 4 to 6. - Lounge chairs and umbrellas on the private beach. - Wood deck with direct access to the lake for swimming. - Stairs leading directly to the beach. Usually, boats can pick up guests in this area. - 2 inflatable kayaks and 1 inflatable paddle board - 4 burner gas grill. “Even though our house is by the lake, the beach area itself is considered public. This means that anyone can access and use the beach, even though it’s close to our property. We are fortunate to have such a beautiful spot nearby, but it’s important to respect the public nature of the beach. Let us know if you need any tips for enjoying the area while keeping it peaceful and respectful for everyone!” Guest access *Direct access to the house from the main road. * 3 car private garage available. * 20 minute drive from Panajachel. * Check in time 3PM - 7PM (Must call for special arrangements if arriving after) * Housekeeper (Victoriano) will be waiting for you to check in, and will help you with your luggage. * Check out time 12PM (Charges will be applied if more time is needed for check out, this will be allowed ONLY if no guests are checking-in the same day). * There are several steps from the parking to the house and from the house to beach. * It is not handicapped accessible. * Wi-fi available. * Cable and 65” TV. * Cell phone reception is very stable. * Locals are well known for their ceramic and their typical fabrics. * Private water boat rides, jet skis, kayaks, paddle boards, tours, can be arranged by Rodolfo our manager. Keep in mind we are not responsible for outside services. * Life vests are available for adults and kids use at no additional cost. * Paddle boards and kayaks are available at all times at no extra charge. * Warning; “The lake is deep and unpredictable”. For your own personal safety and protection, we ask that you use a life vest when you are on or near the water. Swimming alone is not recommended. "There are no lifeguards on duty" Other things to note Victoriano, our housekeeper, and his family live on the property, behind the main house. They are locals and they will help you with any needs during your stay. They maintain the exteriors, trim the beautiful green areas and clean the surroundings of the property daily. Victoriano is ready to assist you with any emergency or just a simple request. Enjoy the help but be kind and respectful. They are honest and hard working. A tip upon your departure is appreciated by them, but please do so ONLY if you wish and are happy with the service. * Access road (Pana/Santa Catarina/San Antonio) is narrow, with a poor lighting system. Our home is SMOKE-FREE! Smoking is NOT allowed anywhere inside the house. If you smoke inside your room or any shared spaces, you will be charged the entire deposit. Depending on the season the beach may be partially washed away. We are dedicated to providing you help in exploring options for your stay like boat rides, private chef, massages, shuttle services, etc., while we are happy to share recommendations, please note that these services are independent of our property, and we cannot take responsibility for their operations or availability. We encourage you to review each provider's policies to ensure they meet your needs. Local churches play loud music sometimes. This is in every town around the lake.
