Our Cabin is located at 619 Raney-Ratliff Branch Rd in Frenchburg, KY. It sleeps 4 people with a cozy loft bed & a hide away bed. From cable TV, WiFi, & dedicated phone line, there is also a full bathroom with amenities, stove, fridge with ice maker, microwave, & the list goes on. Guest access New Beginnings Ranch, LLC Cabin Rental Agreement Please sign, date, and return this rental agreement in order to secure your reservation. If using a credit card, you may scan and email or mail this signed agreement back. Your signature on this agreement, or taking possession of the cabin after receipt of this agreement, or payment of money is evidence of our acceptance of the agreement and your intent to use this for a vacation rental. Rental fees and prepaid rent deposits: Reservations require at least a 50% deposit made by credit card or check to guarantee your reservation. Your check or credit card along with this signed agreement must be received before the rental unit will be secured for your reservation. It is your responsibility to provide your credit card number and make sure your final balance is received at least 1 month prior to your arrival date. If a reservation is made within 30 days of arrival date rental fees must be paid in full at time of booking. We will regretfully have to cancel your reservation if the final balance is not received by the due date on this agreement and there will be no refund issued. Cancellation policy and refunds: We know that plans can go astray. However, we rely primarily on advance reservations and cancellations cannot always be filled. So, to be fair to all concerned, our policy is as follows: Any rental fees paid, less a $50 processing fee plus any credit card fees, are refundable, if the reservation is canceled at least 60 days prior to your arrival date. If you cancel during the 60 days prior to your arrival, you will forfeit all rental fees collected. If the canceled reservation is re- booked, we will refund your forfeited rental fee, less a $50 processing fee plus any credit card fees, after the end of that rental. Security Deposit: Prior to your arrival a credit card number must be given to keep on file for a security deposit. This is to protect us from possible damages to our property. Security charges will only be applied to your credit card if necessary and you will be notified. Guests are financially responsible for all damages and additional cleaning fees if necessary. Should our managers find the cabin in an unacceptable condition upon your departure, your security deposit will be used for extra cleaning, damage repairs, replacement of missing contents expenses resulting from agreement violations such as smoking in the cabin, trash left in cabin, dirty dishes left unwashed & put away, furniture moved, etc... Check-In Procedures: Upon arrival you will come to the office and register. At this time, you will verify the number in your party. For verification of your identity, we will ask you to provide us a copy of your driver’s license and your credit card and CCV number with name and billing address. You will be required to have a credit card number on file for your security deposit. You will receive a key to your cabin. Office hours vary depending on the season. If you will not be checking in until after 8:oopm you must notify the office before arrival or you will be charged an additional $20 late check-in fee. The renter agrees that he/she will not claim any charge backs or credits from his/her credit card company for any fees charged to his/her credit card, including but not limited to deposit, rental, or additional damage or security deposit fees. No refunds due to weather, change of plans, or early departures. All guests are financially responsible for the entire booking once your reservation has been made. Returned check fee: Checks are not accepted. Rental Policies: We cater to families and strive to provide an upscale family rental experience. Renters agree to abide by our New Beginnings Ranch, LLC rules. Each cabin comes fully furnished including dishes, silverware, cookware, coffee maker, filters, microwave, a limited supply of toilet paper and paper towels, dish soap, hand soap, and cleaning supplies. This includes sheets, towels and blankets. Do not rearrange furniture. The managers are not responsible for any item(s) left in the cabin by a renter. If the managers are requested by the renter to return any item left in a cabin, items will be returned by UPS of US Postal Service for a service charge of shipping costs plus $15.00 handling fee. Maintenance: Please report any problems or damages in your cabin the day of check-in to the managers. If not reported, we must assume the damage or loss occurred during your occupancy and we will have to charge you. When maintenance needs arise during your stay please contact the managers. It may be necessary for them to enter the cabin during reasonable hours to perform minor repairs. There will be no refunds for the malfunction of any equipment including but not limited to air conditioning, TV, appliances or power outages. Housekeeping: Housekeeping is not provided during your stay but can be arranged ahead of time for a fee. Our housekeeper takes great care to provide you with a clean cabin and tips are appreciated. Minimum Age required to rent a cabin is 21 years and the person who books the cabin must stay at the cabin for the entire rental period. Sub-letting or parents renting for their children under the age of 21 is NOT allowed. No student groups or house parties of any kind. Maximum Occupancy: The number of persons occupying your cabin shall not exceed the number stated on your reservation. If additional persons are added after your reservation is secured you must inform us upon arrival and charges will be added as necessary. Renters may be subject to cancellation/penalties if numbers exceed confirmed occupants listed. This is a violation of the rental agreement. Visitors: All visitors to your cabin MUST stop at the office and sign in. They will be required to present a drivers license. All daytime visitors will be charged a $3 per person fee, and an $8 per pet fee. Children under 5 years old are free. Overnight visitors will be charged according to our extra person fees as stated in our rules and our $25/pet fee. All music must be lowered to an acceptable level. Alcohol is allowed with moderation only and must be kept in your site. This is not a party hang out. Day visitors MUST leave the cabin by 9:30 PM. Pets: We are a pet friendly business therefore we do allow pets in our cabin. There is a $50 per pet fee. Please keep your pet on a leash at all times and clean up after them. Do not leave pets unattended and outside the rental unit. Aggressive pets are not welcome. Check-In and Check-Out times: Check-in is 4:00pm and check-out is 11:00am. While we make every effort to have your cabin ready, there may be a delay during peak season and your patience is appreciated. An additional nights stay will be charged for late check-outs. Smoking and smoke detectors: There is no smoking allowed in our cabin. A receptacle is provided. No butts are to be left on the lawn. If we find evidence of smoking inside our cabin, you will forfeit your entire security deposit. There are smoke detectors in our cabin, do not unplug or remove the batteries from them. There is also a fire extinguisher under the kitchen sink in case of an emergency. Campfires: Wood will be provided upon request only. We enforce all local burn bans. Check-out Procedures: Upon departure guests are required to leave the property in the same general condition at was when they arrived. Please comply with the following before check-out: 1. Dishes, pots, pans, silverware and utensils should be washed and put away. 2. Gas grill cleaned and gas turned off. 3. Windows and doors closed and locked. All lights turned off to conserve energy. 4. Heat and air conditioner must be turned off. 5. All garbage and trash bagged and placed at the outside front door. 6. Property left neat and in order. 7. Keys should be dropped off at the office. This property is privately owned. The renter accepts renting privileges with the understanding the he/she does hereby release New Beginnings Ranch, LLC, its officers and employees of all liability for loss or damage to property and injury, against claims resulting from loss or damage to property or injury to the person of any member of the family or guest of the registered renters arising out of the use of the facilities.
