The space Large, two-floor, second half to an owner occupied Duplex. Our property has an OLD forced steam, one zone, heating system. Thermostat should be set 3-5 degrees BELOW desired temperature. Radiators stay hot long after the room reaches the temperature set on the thermostat. A/C are window units. Again, the home is old. Careful you don't trip the breaker! :) Please Do NOT rearrange our furniture! Please note: We have two orange indoor/outdoor tabby cats, a Boston Terrier and a German Shepard. All are extremely friendly. We have outdoor cameras monitoring the front, side and back of the home. Guest access Entire second half of owner occupied duplex is yours! Shared driveway and yard. There are 2 off-street parking spaces included with stay on the right hand side of the driveway. Driveway is to the right of the property. Free street parking from April 1st to October 1st. Free public parking lot located one block from property for additional parking. Direct access to ATV trails. Surrounded by mountains and wooded areas! ATVs are permitted on all Berlin streets during the daytime, with the exception of mud season. Please visit the city of Berlin website for more information, rules and regulations. Children must be supervised at all times! PLEASE FOLLOW ALL POSTED POOL RULES! Our neighbors are all year round residents, we ask that you respect them as if they were your own neighbors at home. No loud music, no parties, no engine revving, no swearing, no drugs. If these are your intentions, kindly find another rental. Please follow our requests or you will be asked to leave. Please check out on time to ensure we have time to be ready for the next guests. Late checkout will result in a $150 fee.
