King suite also has 2 very large walk-in closets big enough for families to use as small bedrooms for newborn/toddlers with a pack-n-play or crib. Upper Level: The Upper Level has 3 king bedrooms and 2 full bathrooms with shower/tub combo. One bedroom has an en-suite bathroom and the other 2 bedrooms share a full bath which has a door separating the shower/toilet area from the vanity area for additional privacy. Lower Level: The lower level has a large king bedroom and full bath with walk-in shower. The Queen-over-Queen bunk room has 6 queen beds and en-suite bathroom with double vanity, walk-in shower, and separate toilet room for privacy. ***ESSENTIALS & SUPPLIES PROVIDED *** You'll find essentials like toilet paper, paper towels, and kitchen trash bags. We provide a brand new kitchen sponge, dish soap, dishwasher detergent, laundry detergent, hand soap at all sinks, propane for the 4-burner Weber gas grill, and firewood for the fire pit. You’ll find basic pantry items like sugar, sea salt, pepper grinder, and a spice rack. Hotel-sized shampoo, conditioner, oatmeal bar soap, and hair dryer in each bathroom. ***PRICING DETAILS*** The standard nightly rate is for up to 8 guests. Each additional guest, age 3 and up, is a small nightly fee. This pricing structure allows rental to small and large groups alike, taking into account additional utilities and property wear attributed to a large group of guests. Max Capacity 22 guests. 100% of the cleaning fee is paid directly to our team members to provide a living wage. The cleaning fee covers of our 3-Point cleaning, disinfection, and inspection process. This includes post-check out cleaning team, pre-check in cleaning & staging team, and quality control inspector just before guest arrival. A refundable security deposit in the amount of one thousand dollars ($1,000.00) is held under each reservation via credit card hold or debit card charge, prior to check in for any incidents not covered by the Accidental Damage Protection Insurance. ***HEATED POOL & SPA*** The outdoor spa is heated year-round to 101-102°. Our Pool Heating Season is between May 1 and September 30 and the pool will be heated to a minimum of 80 degrees. If you would like to warm the pool up to a max of 85°, there will be a per day fee to cover fuel costs. The fuel cost depends on the air and water temps 48 hours prior to check in. This fee will apply to all nights under the reservation. If pool heating is requested outside of the Pool Heating Season, daily temps must remain over 35° for the duration of the guest stay and per day fee applies to all nights under the reservation. The daily fuel cost to heat the pool depends on outside air temps, water temps, and fuel costs 48 hours prior to check in. 24 hour advanced notice is required and this charge will apply to each night under the reservation. NOTE: If temps drop below 35° we may be unable to heat the pool. *** NO WORRIES *** All reservations include worry-free Accidental Damage Protection Insurance. Southern Orchard House - 6BR/4.5BA, sleeps up to 20 guests, private waterfall pool & hot tub with a creek on 15 acres of private property. ***PROPERTY HEALTH & SAFETY *** All Drift Away™️ Luxury Lodging properties have HVAC UV Light Systems installed to kill bacteria and viruses in the air. We provide no-contact, keyless entry. Each property interior is protected with smoke detection, carbon monoxide detection, along with fire blanket & extinguishers. Properties may have water leak detection, natural gas leak detection, exterior noise monitor, and/or a fire suppression system. The property is treated monthly for pest control and prevention to mitigate insects/pests. However, since this property is in the mountains, surrounded by forest, it is impossible to keep all insects/pests away from, and out of each property, at all times. The exterior of each property is protected with outdoor cameras covering front entrances, back entrances, parking, and/or property perimeter. There are no cameras inside any Drift Away™️ Luxury Lodging rental properties, because that would be weird & creepy. ***Drift Away™️ Luxury Lodging properties are ANIMAL-FREE ZONES due to very severe allergies. ***Use of fireworks & firearms are not permitted on property and is a violation of Fannin County Short Term Vacation Rental Ordinance 10-24-2023. *** Please note there is a Fannin County Noise Ordinance prohibiting noise outside any short term rental after 10p. This property has noise monitoring devices installed on the exterior to be sure the property is in compliance with the newly passed Fannin County noise ordinance (April 2024). *** Jodi & Steve, professional owner/operators of Drift Away™️ Luxury Lodging, are software-connected hosts and API integrated with Online Travel Agencies (OTA’s). This technology allows owners to manage multiple properties across several platforms from one software program. Once booked, you’ll be required to provide your email address and receive a secure portal link to electronically sign the rental agreement, upload a copy of Government-issued ID for renter verification, and provide credit card for the security deposit. From golfing, boating, biking, white water rafting, zip lining, river tubing, trout fishing, kayaking, horseback riding, paintball, and tank driving (you can even crush a car!)... to boutique/antique shopping, scenic train rides, amazing wineries, breweries, ciders, and cocktail bars, U-Pick fruit farms, and fabulous restaurants, there is absolutely something for everyone in the mountains of Blue Ridge.
