The other unit (see listing #4639773) adjoins this unit through a hotel type door and may be rented as well for a total of 7 bedrooms. The space Centrally located near Lee's Ford Marina, this roomy home offers beautiful views of Lake Cumberland and spectacular sunsets overlooking Pulaski County Park and Fishing Creek. It has a large deck to relax with your family. This home is only minutes (1 mile) from Lee's Ford Marina and Restaurant which has available boat dockage as well as boat and jet ski rentals. It is also only 4 miles from Pulaski County Park which offers a free boat ramp launch and a public beach. This home boasts over 1,450 square feet of space including 4 bedrooms, 3 bathrooms, and an eat-in kitchen / dining area. The Living Room includes ample seating for 8 and a 58" smart HD television with Roku for guests to access their streaming services. The Kitchen, with new stainless steel appliances, includes seating for 6 at the table and 3 at the breakfast bar. The Master Bedroom with a king-size bed is located on the lower level and has a private bathroom. Another queen and another full-size bedroom on the lower level share a bathroom. The laundry appliances are on the lower level. A concrete patio is also located off of the lower level. An additional queen-size bedroom on the upper level has its own full bathroom off of a main hallway. Free wireless internet is available. This home offers the perfect getaway for 3-4 couples and kids but is also very accommodating for a romantic couple's getaway. Ample parking is available. Additional parking is available on the owner's lot across the street for multiple trucks, boats and trailers. It is located just off of HWY 80 near the Lee's Ford Bridge on a quiet neighborhood street. Enjoy the outdoors with local fishing, golfing, hiking, and water activities including a public beach at Pulaski County Park. Located only eight miles from Somerset, there are many things to enjoy in the area including vineyards, a water park, theater, restaurants and shopping. Somerset also boasts an active festival, car show, and music event schedule. This home does not have water access, as it sits on a bluff about 150 feet above the water and overlooking Lake Cumberland. As you can see in the photos, the sunsets are stunning year round. Come see for yourself! NOTE: Hot tub on the property IS NOT available for guest use. Other things to note TERMS & CONDITIONS ECBC Group LLC (hereafter “Owner”), rents the unit (hereafter “Property”), with eight (8) being the maximum number of occupants, including adults and children, to the following party (hereafter “Guest”): Note: Payment for reservation acts as acknowledgement that the Guests have read and understood the following rental terms. All guests are encouraged to read the rental agreement prior to paying for their reservation. CHECK-IN/CHECK-OUT – Check-in is at 4:00pm on the day of arrival. Check-out is at 11:00am on the day of departure. Please inquire about early check-in and/or late check-out. OCCUPANCY LIMITS - The guest certifies the limitations of this dwelling have been carefully read as set forth in this Rental Agreement, including limitations on the number of persons permitted to occupy the premises and noise nuisance conditions, and agrees to abide by such limitations. Guest agrees that if such limitations are exceeded, Owner shall have the right to cancel this agreement. If such an event becomes necessary, any money paid by the Guest will be forfeited by the Guest as liquidation damages. CANCELLATION POLICY: Guests get a full refund if they cancel within 48 hours of booking and at least 14 days before check-in. Due to the nature of the resort business, we are unable to refund for early check outs for any reason, including inclement weather. CLEANING FEE: The cleaning fee is as listed on the web site and is non-negotiable and covers general cleaning conducive of normal occupancy conditions. If unusual cleaning is necessary, such as spills on the carpet, there will be an additional charge for specialty cleaning services. Copies of all charges will be furnished in detail. CLEANING RESPONSIBILITIES: Guest cleaning fee is intended for a one-time cleaning upon departure. It is the Guest’s responsibility to maintain the Property in a neat and clean condition throughout the stay. Guests will be charged extra for leaving excessive dirty laundry (more than one set of linens per bed). It is also the Guest’s responsibility to wash all dishes prior to departure. Please place garbage in the bin. Upon departure, the home must be left clean and neat. PETS: Pets are NOT allowed on the premises. Violation of this policy will result in immediate removal of the Guest and will be subject to a $250 fine. SMOKING: This is a NON-SMOKING unit. Guests shall not smoke in the unit, on the balcony of the unit, or allow any smoking on the premises or in the entryways. Should the Guests allow or participate in such behavior, Guests will be asked to leave and damage fees will be incurred. KEYS: Keys are provided via a lockbox at the home. The combination for the lockbox will be provided prior to check-in. LIABILITY AND DAMAGE: Guest shall indemnify and hold Owner free and harmless from any and all liability, claims, loss, damage or expenses arising by reason of any injury, death, or property damage sustained by any person including Guest or any Agent or Employee of Guest where such injury, death, or property damage is caused by a negligent or intentional act of Guest or any guest of Guest. NOISE/NUISANCE: Guest shall not disturb neighbors with loud noise or music, or unlawful, unsafe, or pollution causing behavior. Should Guest allow or participate in such behavior, Guest will be evicted and forfeit the remainder of the rental fee and the security deposit. Quiet hours enforced from 10:00pm – 7:00am. OWNER'S STORAGE: Guest understands that certain areas of the Property are reserved for the use of the Owner for storage of personal items and are not for use by the Guest and that Guest may not force entry of such under penalty of trespass. RIGHT OF ENTRY: Owner or its designee shall have the right to enter the property at reasonable hours for the purpose of making repairs or inspections with notice given. DEFAULT BY GUEST: This agreement imposes an obligation of good faith in its performance and enforcement. Guest understands that upon violation of any conditions, agreements, restrictions, covenants, and obligations of this Rental Agreement, Owner may terminate this Rental Agreement and enter the Property by force or by statutory proceedings, in which case any and all monies paid by the Guest to Owner will be forfeited by the Guest as liquidated damages in addition to, but not in lieu of, any other right or remedy available under law. SUBLETTING: Guest acknowledges that subletting is not permitted. Guests who sublet may be subject to fines of up to $250/day. FURNISHINGS & DESCRIPTIONS: Our property is privately owned and furnished. If you rearrange the furniture, take any items outside that are part of the inter décor, or move any furnishing or kitchen items, please replace all items to their original placement prior to check-out. The unit descriptions were correct at the time of printing, but subsequent renovations may have resulted in changes. Every effort has been made for accuracy to avoid errors on the HomeAway website. EQUIPMENT & UTILITIES: There will be NO REFUNDS unless at the time the Guest is to begin occupancy the property is unfit and uninhabitable as determined by the Owner and no substitute can be found. The malfunction of equipment including but not limited to air conditioning, TV, appliances, power outage, gas, and water and internet/telephone service will not automatically render the property unfit and uninhabitable. No Amenities are guaranteed, and no compensation will be given. Every effort will be made to ensure that all equipment is in working order. Please report any inoperative equipment to the Owner upon discovery. Owner’s representatives may enter Property during reasonable hours to perform maintenance. EVACUATION: THERE WILL BE NO REFUNDS DUE TO BAD WEATHER. And, if state or local authorities order a mandatory evacuation of an area that includes the residential property subject to this vacation rental, the Guest shall comply with the evacuation order. NO HOUSE PARTIES OF ANY KIND: If guests are found having a party in any of our units, everyone will be asked to immediately vacate the premises without a refund. HOT TUB: The hot tub on the property IS NOT INCLUDED as part of the rental agreement. Please do not flush the following down the commodes: Paper towels, wipes, tissues, or sanitary products. For insurance purposes there are no open flames / fires permitted on the property except for the proper use of the gas grill that is provided. Guests will be responsible for an additional electric fee if they connect an RV/Camper to the electrical service at the vacation property. An additional electric fee will be an extra $30 per day for the length of the reservation. AIR CONDITIONING NOTICE: NOTICE TO ALL GUESTS Air Conditioning: The optimum temperature for the thermostat is 70-75 degrees. Effective air conditioning relies on reasonable temperature settings at the thermostats. Setting the temperature below 70 degrees will not cool the property quicker, but it may cause the system to freeze up. Additionally, keep all doors and windows closed to ensure effective operation of the air conditioner. Setting the temperature below 70 Degrees Fahrenheit may result in the system freezing up. If this occurs the air conditioning will have to be turned off to allow the unit to defrost. The Guest will have no air conditioning during this time and will be responsible for the technician's call-out charges. If the windows have condensation that is a definite sign the air conditioning temperature is set too low and there is a risk of freezing the air conditioning unit. Please keep all windows and doors closed.
