Whether you are here for a night or a month, The Roost is ready for you in every way! With all the recent renovations completed, it feels fresh, clean, and creative! This is a great spot for a family get-together, a friends trip, or a business trip. The space We offer a full kitchen with all the gear to cook. There is a toaster, a crock pot, a microwave, a 5-burner stove, a higher-end Kuerig with pods. There is filtered water and ice on the door of the refrigerator. Little touches like aluminum foil and saran wrap are the things that we offer to make your stay easier! The dining room is quite classy and seats 8. The bench is made out of wood salvaged from a bowling alley. It will be the perfect spot to gather after a day in Atlanta! There are four amazing bedrooms, each with their own personality and style. We offer two bedrooms with King beds, one bedroom with a Queen bed, and one bedroom with three Twin beds. Pull down the sofa bed and we can even sleep a tenth person! Another thing we think is special is that we offer soap and bath amenities from Public Goods, an ethical company focused on quality, sustainable goods! When the day is done and the night is cool, enjoy the propane fireplace on the back porch. It is a large lot so you will find the space to be quiet and relaxing. Guest access Guests will have access to the entire home including the laundry room, driveway and the large backyard! We live next door so we invite you to have a look at our chickens! The pricing on Airbnb for this home is intended to be used for overnight stays and therefore, events, parties, and filming are only allowed with an event contract and are subject to extra fees. As we consider allowing filming, we need to know the name of your production company and details about your shoot. Add-on to an overnight stay - event fees: Parties that will finish up by 10 p.m. and have a maximum of 35 people. We can host this type of daytime event for a $300 event fee. That fee will include a home inspection after the event, pick-up of bagged trash, and an on-call event assistant. With this add-on to your stay you could host a bridal shower, baby shower, children's birthday party, or graduation party, as examples. This is booked in addition to an overnight stay. We do not host college parties or birthday parties. (A party is considered having people spend the night that are not on the reservation, or having more than two guests over for a visit that are not on the reservation. If I can walk in the house and notice that there are more people there than are supposed to be it is a party and we should have signed an event/party agreement.) Other things to note • Check-in is at 4 p.m. ET or later. Early check-ins between noon and 3 p.m. can be reserved, as available in advance, for $40. Super early check-ins between 7 a.m. and noon will be $70. • Check-out is at 11 a.m. A late check-out can be arranged at least three days before check-out and are subject to availability. The late check out fee is $20 per every hour past 11 a.m. It is worth it to have a leisurely morning! We will have a few check-out instructions for you including taking your trash and recycling to the driveway cans. • Free driveway parking is available to guests 24/7. Street parking is also available. • You will need to carry your luggage up two steps to the back porch to reach the back door. There is one bedroom on the main floor for any guests with that preference. Those staying in the three upstairs bedrooms will need to carry their luggage up the inside staircase. • Finally, third party bookings are not allowed due to Airbnb's Terms of Service. The person booking this room must be present at the home for the entire stay. Remember, you can always refer your family member or employee instead — they'll save money on their booking and you'll get an Airbnb credit as well. It's a win-win.
