Living room has a new 70" flat screen TV, with over 500 TV channels, and high speed internet throughout the house. The cozy living area has a couch and love seat and an overhead ceiling fan for your comfort.  Kitchen is light and bright with dishwasher, refrigerator with icemaker, microwave, gas cook top/oven, The kitchen is fully furnished with dishes, pots and pans, glasses and everything you need to enjoy your kitchen and cooking needs. Of course, there is a Keurig coffee maker and starter coffee pods provided.  A full sized washer and dryer is also in the house. The kitchen counter has 3 comfortable counter stools. There is a dedicated workspace desk and chair located in the kitchen for convenience. The Dining Room seats 4 with a table that can be expanded if needed to seat 6.  Additional 2 dining chairs are in the house.  All furniture and furnishings in the house are new and very comfortable.  Comfort is the key to guests enjoying their stay at Spring House. The Master Bedroom has a new King mattress, extra pillows, 2 night stands, 2 chairs, 2 lamps, USB chargers on each nightstand, a large walk-in closet, overhead ceiling fan and light, and blanket/comforter, dresser with mirror, and also a small writing desk. The Master Bedroom also has a privately accessed bathroom with walk-in shower & large vanity mirrors.   The Second Guest Bedroom has a Queen bed, a dresser with mirror and fan palm trees outside the window for a nice green view.  USB chargers are on each nightstand for convenient device charging.  The Second bathroom is in the hallway and has a tub/shower combination.   The Third Bedroom features Twin Beds, nightstand, 2 USB chargers, overhead fan and light and view of fan palms outside of window.  As nearby permanent Village residents, we are eager for you to enjoy your stay.  We are available for questions or any issues that may arise during your vacation. A small dog is allowed; (less than 20 pounds please).  Sorry, no cats permitted due to guest allergies. The nearby Homestead Dog Park is a short ride away which has separate small and large dog areas. No smoking in the home, garage or outdoor screened lanai; (see policy below). Home Cleaning practices: This home is cleaned with disinfectant between guest stays. Examples: All high-touch surfaces are cleaned with a disinfectant; (Ex: door/cabinet knobs, counter tops, light switches, sinks, faucets, handles, showers, tub, toilets). What is near? The Spring House Patio Villa is walking distance to the Dabney Recreation center which has an Adult pool (for adults 30 years old and older only), pickleball and tennis courts, bocce, shuffleboards, corn hole and numerous picnic areas. It is a short ride from the Franklin Rec Center which has indoor entertainment (arcade) and Pitch and Putt and 18 hole putting green. Franklin Recreation center also has a family pool for all ages. Beautiful!  Sawgrass Town Square is a short 7 minutes away by car or 13 minutes by golf cart and has great live entertainment and the ever popular Boozy Bingo (A Village Favorite) every Monday night.  All Villages swimming pools (102) are heated year round. Villages community boasts over 3000+ lifestyle clubs, 693 holes of golf & 214 pickle ball courts, & 15 softball fields. All the nearby Regional Villages Recreation Centers including Sawgrass/Ezell have free loaner equipment for putting golf, bocce ball/bocce golf, shuffleboard, horseshoe pits, and regular tennis & catch/release fishing supplies for the nearby ponds. (Nearby Ezell Rec Ctr also has Fitness Club Memberships). For renters a golf cart is available for adult tenant/renter drivers. (Tenants/renters would need to provide their own insurance coverage using their existing homeowners or automobile policy. Thereby, tenant/renters would be solely responsible for any golf cart damages, fines and injuries).  A signed golf cart waiver will be required prior to arrival and all golf cart operators must be 18 or older and have a valid drivers license. Please no smoking or vaping in the home, garage or outdoor patio. Security Deposit will be kept or additional charges will apply to remove any signs of smoke from inside the unit. NO EXCEPTIONS! A Guest Pass allows for the enjoyment of all activities which include making golf reservations, or playing golf at any of the 41 Villages Executive golf courses open nearly 365 days/yr or get discounted rates for the 12 Villages Championship courses,  Walking the 9-hole Executive golf courses are free; (motorized golf cart usage on Villages golf courses have a small 'trail use' fees).  A Guest Pass allows access to roughly over 3,100 Villages activity clubs and neighborhood/regional indoor recreation center activities. (These Villages activity events are searchable online). Guest passes also allow access to outdoor swimming pools that are heated year round. Guest passes are required for all guests over 1 year old. Please coordinate your guest passes with your host a minimum of one week prior to your arrival. Included = All utilities: Electrical, gas, water, amenity fees. new smart TVs 70" with 500+ Channels, High-Speed Wireless Internet,  curbside trash pickup 2X per week (Monday and Thursday), pest control and lawn service. Household consumables are generally NOT provided such as trash bags, baggies, paper towels, dish soap, laundry soap/powder, toiletries etc. but starter supplies of all of these items are provided as a courtesy.  Guests should consider purchasing their own Renters insurance & golf cart insurance for any personal property/valuable protection. There is easy access to nearby supermarkets, shopping & restaurants. The Winn-Dixie and Publix grocery  stores are 2 miles away.   Check-in time is 3:00 P.M. Check-out by 11:00 AM.   Contact owner for any needed exceptions. REQUESTS : When leaving kindly place all used towels and sheets on the bathroom floor before you leave. Kindly keep the noise level to a minimum as this is quiet adult community.   Kindly place all keys and garage door opener in bowl provided on the foyer table. Kindly leave a full tank of standard unleaded gas in the cart; (if used).
