Two kitchenette cabins w/ bathrooms that each sleep 4. There’s a swim pond, private creek for fishing, and exploring, and an outdoor kitchen with BT radio, sink and fridge . Your family will have access to endless outdoor games including horseshoes, corn hole, cam jam , ladder ball , volleyball and much more .1 firepit & 1indoor fireplace The space . *** Disclaimer , please note that we cannot offer refunds for issues related to insects, mice, wildlife or weather conditions. Our property is located in a natural environment where insects , wildlife and changing weather are part of the experience. We have pest control monthly however this is not a guarantee that you will not see them inside the cabins or outside. We appreciate your understanding. *** Due to family members allergies , We cannot accommodate service animals, or pets of any kind. Welcome to our little slice of heaven in the mountains, where you are surrounded by water and raw nature ! Everything has been freshly painted, brand new beds, linens, furniture and high end black stainless appliances. Our property includes the main house, which is a 3bed/2 bath. 2 single cots are also provided to sleep 8 in the main home. There are two additional small studio cabins about 40 yards from the main home. Each cabin sleeps 4, with full bathrooms/ showers and kitchenettes. There are Adirondack chairs and a picnic table for 4 at each cabin. There are two hot plates for cooking . Toaster oven, mini fridge , and coffee pot and small indoor table and chairs. Each cabin will have a full bed and a futon. Updated throughout , each cabin will have an air conditioner, new bedding and linens. A new HVAC heating and cooling system as well as a new wood burning insert has been installed in the main home to keep you comfortable at all times! Guest access Guests have access to the whole property and it is not shared ! Other things to note First and foremost, we cannot allow ESA or pets of any kind due to my children's pet allergies . There are no additional, unregistered guests or day visitors allowed. As listed, check in time is not before 4pm, check out time is by 10am. Please be mindful of this. Our cleaners arrive at 10:15 to get the property ready for the next family. We cannot offer late checkouts or early check ins due to the extensive time it takes to clean the home(s)and grounds. We are only 14.5 miles to Lake George and are in close proximity to many recreational activities for your family to enjoy, such as hiking, kayaking, horseback riding, snowmobiling, fishing, river rafting, skiing, snowmobiling , Rail trails, disc golf and so much more Please use our resources responsibly when using fire wood and electricity, water. The central air shall not be set below 70. This prevents the unit from freezing up and failing. Guest will be responsible for repairs if this rule is not followed and the AC freezes. We do not have on -call emergency maintenance. In the winter months, the heat should not be set warmer than 74 degrees. The upstairs gets very hot in the winter and we recommend setting the heat cooler than normal in the upstairs bedrooms. They can get as warm as 80 without turning the heat on There is no cell service. Cell service is found just a few miles down the road in either direction. Iphones and apps can make calls over the wifi We do have a digital land line in the main home. We have great unlimited , fiber optic wifi through Frontier Communications. We have boosters so that the wifi reaches the main home and cabins. We do not have TVs in the Cabin. There is one large 55" TV in the main home on the living room as pictured. The closet market or general store is about 10 min away. The closest grocery store is a 15 min drive to Warrensburg. There is no dishwasher in the kitchen as current layout does not allow. We generally provide firewood for indoor and outside fireplaces, although this is not guaranteed. There is special wood for indoor burning. Please only burn wood indoors with the wood we provide. Indoor wood is not to be used for outdoor fire pits. We provide linens /bath towels upon request for no additional fees. You will need to bring your own beach towels, as we do not provide these. Paper supplies are not unlimited. Starter pack will be provided. New Central air units have been installed in main home and air conditioners are in each cabin. Kitchen in main home is fully stocked w/ service for 8 Kitchenettes in cabins have basic supplies but are well stocked w/ service for 4. The grill and outdoor kitchen DO NOT get cleaned by the cleaning crew. Guests are always expected to clean up after themselves. Please scrape the grill and clean after use as well as the kitchen. There will be a $15.00 additional cleaning fee if the grill was not cleaned. $20 cleaning fee will be applied if the outdoor kitchen was not left in a tidy condition. We appreciate your cooperation and understanding. We suggest that you do not leave food in the outdoor fridge. Also, please ensure the outdoor garbage lids are tightly secured. The racoons are very smart and can open the fridge and get in the garbage. Please no loose garbage in the outdoor containers. Everything must be in a bag. We remove each bag by hand. We greatly appreciate your cooperation with this. Please ensure our home is secure upon your departure and that all lights are shut off, windows and doors are closed and locked, and outdoor lights are left on and brief check out list is followed.
