Other things to note Mattresses: We use firm mattresses in all of our listings. Early/Late Check In/Out are available depending on our cleaning schedule. There is a $50 additional fee if possible. Check in: It is always best to use best efforts to check in when there is daylight. Guest Count & Outdoor Surveillance: There is an additional charge of $55 per guest after the first two guests. Visiting Guest for Parties Under 4 Guest: If you would like additional visiting guest who are not included on your reservation, please message us for approval. if we can accommodate this request there is an additional charge of $30 per day, for each guest not included on the booking. Visiting guest are not allowed to stay past 10 pm est of any visiting day or will be charged as a booked guest. Please note: Visting Guest fee DOES NOT apply to reservations with parties who book 4 or more guest/travelers. For the safety and security of our guests, we have installed outdoor surveillance cameras at the doors. In addition to safety, the presence of outdoor surveillance cameras also helps us maintain an accurate guest count. It is important for us to have an accurate count of guests prior to your arrival, as it allows us to prepare the space accordingly and ensure that we provide the best possible experience for everyone. Please note that if the guest count provided at the time of booking is not accurate and additional guests are found to be staying at the property, a fee of $50 will be charged, along with the appropriate charge for each additional guest. It is essential that you provide an accurate guest count when making your reservation to avoid any misunderstandings or inconveniences during your stay. Accessibility Features: The Zen Waterfront is equipped with a stair lift and an elevator ramp to provide convenient access for guests with mobility needs. We kindly request that these facilities be used responsibly and solely by guests who require them for their accessibility requirements. They should not be used as play areas or by individuals who do not have a genuine need for them. If you or any member of your group requires handicap accessibility, please contact upon booking. We will be more than happy to provide you with additional instructions and accommodations to ensure a comfortable and safe stay. Sleeping Accommodations For additional sleeping options, our property offers versatile arrangements to accommodate larger groups or families. Please note the following: The sofa on the main level easily converts into a comfortable full-size bed, providing extra sleeping space. In the primary loft bedroom, the chair can be transformed into a convenient single bed, perfect for a single guest. Should you require an additional sleeping option, a cot is available in the closet located under the stairs in the basement area. To ensure your comfort, bedding for all cots and pull-out beds can be found in the primary bedroom closet. We kindly ask that you use these sleeping arrangements as needed, return sleepers to original positions and leave bedding out. Moving of Furniture Please don't move the furniture around, and if you do, please put it back like it was in the picture included with this listing before you check out. Furniture found not as it was in the listings picture will be subject to an additional $50 moving fee above and beyond the cleaning fee. Steps/Stairs/Thresholds/Rugs This home has steps, stairs, thresholds and rugs. Please familiarize yourself with all of them and use caution during your stay so that you do not injure yourself. Decks and Porches Please do not lean, sit or push on the railings to any of the Decks or Porches. Cell Service/Internet Cell Service may be spotty, depending on your carrier. It is best to download your welcome message before you come to the home. The internet is provided by Spectrum is reliable except in severe weather conditions. Fire Wood There is a Fire Pit, guests are asked to bring their own firewood, which is available locally at the Tractor Supply Store. Tully Pond No motorboats are allowed and there is a YMCA children's day camp on the pond in July and August, Mondays thru Fridays. You will hear the sound of children frolicking on weekdays. Tully Pond is a public pond, that the general public can and does use. There are other homes on the pond that people do use and enjoy. Tully Pond is in a nature area and insects, bugs, ants, and small animals are all around and may enter the house. Please let me know if there is a problem so that I can try and fix it. Boats If you are enjoying the lake on one of our watercraft, please remember to return the boats and oars to shore and place near firepit area. Please make sure boats are turned upside so that they don’t collect rain water. Guests are responsible for retrieving any boats “lost at sea” during their stay. Life jackets are kept in outdoor storage bins and should be returned to the bin dry after use. Location The pond is a nature pond, so it has weeds, but is perfectly clean and safe. For serious swimming use the nearby Tully Lake. Rodents, insects, ants and other wildlife can and do enter into the house. Cleaning Fees Please understand that I believe in paying a living wage and fairly compensating my team. The team works hard to provide our guests with a clean and covid safe space to stay in. Pets/Animals/Companion Animals Well behaved pets are welcome, but we do ask that you include the pet fee of $175 for stays under four days. For stays for five days or more, we ask that you add the pet as an extra guest which is an extra fee. Pets are not to be left unattended in the space unless placed in a guest provided crate or something similar. Guests are also asked to bring coverings for our furniture to keep pet dander off of our soft goods, bedding and furniture. Our properties do not have fences. Please keep your dog leashed at all times during your stay. Town of Orange General Legislation Chapter 150, Section 115-4 states, “No person owning or keeping a dog in the Town of Orange shall permit such dog to be kept at large in the Town of Orange. The owner or keeper of a dog in the Town of Orange shall restrain by a suitable means such dog.” When your dog is off leash on our property it is at large. Please pick up any animal waste and use poop bags with the regular trash. Outdoor Furniture: We kindly ask our guests to take care of the outdoor furniture during their stay. If you have used any of the outdoor furniture, we kindly request that you put the covers securely back on them to protect them from any weather elements. This helps ensure that the furniture remains in good condition for the enjoyment of future guests. If the patio umbrella is not in use, we kindly ask that you keep it folded down to prevent any damage from unexpected weather conditions. Keeping the umbrella folded down when not in use helps preserve its longevity. For the Adirondack chairs near the firepit area, we kindly request that you turn them upside down when not in use. All outdoor furniture is brought inside for the season from Mid October until Mid April Fire Extinguisher The fire extinguisher is for emergencies only, if you are putting out a fire in your firepit, please use water from the pond or the hose at the side of the house. A replacement fee of $50 will be charged if the fire extinguisher is used in non-emergency situations. Essential Oils Please do not use of essential oils, candles, fireworks, or outdoor torches (i.e. tiki torches) Garbage During your stay and when you check out, put your filled garbage bags into the Gelinas dumpster closest to the home. It will be near the driveway between the large bolder and birdbox Blankets Blankets found in the house must remain in the house, if you bring any quilt, sheet, linen, etc. outside and the item is damaged you will be charged the replacement value. Keys Keys to the cottages can be found in the lock boxes adjacent to the entryway. The key should be returned to the lock box every time you use it, do not take the keys off the property. If a key is lost or you get locked out during your stay you will be charged $50. Kitchen Please let us know upon your departure if you have gone through all the cooking oil, salt, pepper, coffee, etc. It helps us maintain good service to all of our guests! Water Usage Our cabins are waterfront and we have a shared responsibility to the environment to use and conserve water. Please take short showers and conserve on toilet flushes. When cleaning or doing dishes use water conservation methods, please. The beavers and wildlife thank you. Tully Pond is part of the watershed for the entire city of Boston, we hope our guests understand that. Hot Tub We’re excited to offer a hot tub for you to enjoy during your stay! Here are important things to note regarding the Hot Tub. Water Appearance: Due to regular treatment with cleaning solutions, the hot tub water may not always appear crystal clear. Rest assured, it’s thoroughly cleaned and treated before each guest’s arrival for a safe and hygienic experience. Plug & Heat-Up Process: The hot tub is a plug-and-play model, which means you will be responsible for plugging it in if you choose to use it. Please note that the hot tub typically takes 6-8 hours to heat up fully, so you may want to plug it in early if you plan to use it in the evening. Unplug & Cover After Use: To maintain our energy-saving practices, we ask that you unplug the hot tub and cover when not in use. Failing to do so will result in a $75 fee. Hot Tub Waiver: Guest understands that a hot tub is available on the property for their private use. By booking this listing, guest assumes any and all liability from use of said hot tub. Do not use if you are under the influence of drugs or alcohol. Limit your time in the hot tub to 15-20 minutes Shower before use. Avoid adding oils, lotions, or soaps to the water. Heating & Cooling For added warmth, we have supplied numerous throws that you can use to keep cozy during colder seasons. We kindly request that you place the throws back where you found them after use. In each bedroom, you will find fans conveniently placed in the closet. These fans can be used to circulate air and provide additional cooling when needed, enhancing your comfort during your stay. Furthermore, our home features two pellet stoves for additional heating. If you choose to use the pellet stoves, it's important to ensure they are turned off completely after use. Failure to do so can result in unnecessary energy consumption and potential hazards. Please note that a $75 fee will be charged for failure to turn off the pellet stove to cover the costs associated with its operation and maintenance. Grill There is a grill for your use. Guest are responsible to supply their own propane, charcoal, and lighter fluid. Guest are also responsible for cleaning/scrapping grill before and after use. Expendables and Toiletries We provide guest with 1-2 rolls of toilet paper for each bathroom (between 3-6 rolls in total) and 1-2 rolls of paper towels. Depending on your length of stay and number of people in your party, guest may be required to add additional supplies for their party. Checkout Checkout is at 10AM. Late checkouts are not permissible, for each hour you remain on the property after the 10AM checkout time you will be charged $25. Feel free to pile used towels and linens on the floor so they can be easily identified and picked up and leave beds unmade. Items Left Behind Please remember to take all of your personal belongings including electronics with you upon checkout. We are not responsible for any items left behind under any circumstances, and while we will use best efforts to get them back to you, we offer no promises or guarantees. You will be charged the respective shipping fee for any items left behind in addition to $25 for our time in finding, packaging, and shipping. Maintenance Please note that, to maintain high standards, our maintenance team may need access to the outdoor grounds during your stay for tasks like lawn care or snow removal. Any access required inside the home will be for emergencies only, and we’ll provide notice as quickly as possible Cancellations We have a strict cancellation policy. If you need to cancel please look to see if there are other dates that you can move your reservation to. But because unforeseen things can and do happen, from weather events to sickness, we strongly recommend guests purchase travel insurance either through Airbnb's partner Generali, or a third party of your choice.
