Guest access You will have access to the whole downstairs unit (daylight basement) as well as the shared laundry room and shared backyard. You will have your own lockable door to the laundry room and upstairs guests will not have access to it. Other things to note I have found over time that every Airbnb is different and every guest’s expectations are different when they book a short term rental. It is my goal to make sure that I am as transparent as possible so that you can make an educated decision on your choice of where you would like to stay. PET POLICY: All pets must be approved in advance. You must confirm that the animal has no history of property destruction, indoor urination/defecation, aggression, or excessive noise. In order to maintain an allergen-low environment for other guests, I have the cleaners do deep cleans after every animal stays there and hire a carpet / upholstery cleaner if necessary. Any undisclosed pet will result in a large penalty. FEES: Dogs and cats: $200. This fee does not cover any damages caused by the pet that result in excessive cleaning or repairs. ESAs / Service animals: If you have an ESA animal please send me a copy of the paperwork including the letter from your healthcare provider. If you have a service animal trained to help you with a disability, I will be asking you the following legally allowable questions: 1) Is the service animal required because of a disability? 2) What work or task has the animal been trained to perform? (Your disability does *not* need to be disclosed) NOISE: No excessive noise. No parties. No yelling. SMOKING: No smoking anywhere on the property CLEANING: Sometimes a cleaner does a poor job and it catches me (and you!) off guard. Please let me know if the cleaner missed something(s) important and allow me to fix the issue. I assure you that I strongly value cleanliness and any lack of cleanliness is not on purpose. GUESTS ABOVE YOU: This unit is a converted daylight basement in a duplex. There is another apartment above you. It is very well insulated for sound. However, you may often hear the normal noises of other tenants in the building. This may include: people walking, pets walking, pets occasionally barking, muffled voices, muffled music, muffled TV noises, furniture being moved, the occasional thing being dropped on the floor. I inform our upstairs tenants to keep aware of tenants below, to wear socks, to keep their dogs from excessive barking, to keep quiet hours of 10pm - 8am. However, there is a certain level of noise that is not possible to control. If you notice the upstairs tenants causing excessive noise, especially during quiet hours, please let me know. If you would like me to bring over a noise machine, please let me know. By booking this unit, you acknowledge this reality of potential noise. Please note, there, is also a 1 bedroom cottage on the property. You have no shared spaces with cottage guests. SUMMER: We do not provide AC for this unit in the summer. It mostly stays quite comfortable in the shade by the trees. It's well insulated. However, there may be a week or two in the summer where it gets pretty hot. PARKING: 1 spot is available for your unit in the driveway. There are several parking spots in front of the house, as well as plenty of street parking within a block or two. However, we cannot guarantee parking spots on the street, as it is technically public parking.
