Originally built as a farmhouse in 1900, the 2,000 square foot house has been updated periodically throughout the past 120 years culminating in the most recent near-gut renovation completed in September 2020. *Nestled under shady trees, an oversized wrap-around outdoor balcony offers respite from direct summer heat, and is cantilevered over a peaceful and picturesque rocky gorge with a charming babbling brook. Depending on the season, the brook offers a series of gentle waterfalls that form a natural swimming hole. Continue relaxing outdoors in the Japanese Soaking Tub, perfect after a long day of skiing. Plus, the cozy firepit area not only heats you up but also accommodates both grilling marshmallows and steaks! With 2 bedrooms and 1 bathroom inside the main house, it also has a guest house with a queen sized bed. *The house is an easy 3-hour drive from New York City, 20 minutes from Windham Ski Resort and less than 30 minutes from Hunter Ski Mountain plus a multitude of watering holes, waterfalls, meadows, rolling hills, farm to table, antiquing, hiking trails, kayaking and so much more. *Flinn House is a perfect countryside retreat for those wanting a respite from the city, but who still would like all modern conveniences, including wifi and a quiet home office space plus a dishwasher, a washer/dryer and wi-fi. Flinn House *The house is available for both short term and long-term rentals *It comfortably sleeps 6 and can accommodate up to 8. If you only want to use the main house then it sleeps 4 comfortably but can accommodate 6. The main difference between 6 and 8 people (or 4 to 6) is if you put 2 people in the full sized beds or just 1 person. *There is also a sofa bed in the main house and a comfy couch in the living room. MAIN BEDROOM *The oversized main bedroom is perfect for a work from home situation, with a desk overlooking the creek, and it also has separate sliding door access to the massive deck. *Sleeping is a dream on the new king-sized bed – the only sounds you hear come from the babbling brook just outside - your own personal sound machine! *The bedroom closet contains a full-sized washer and dryer, iron and ironing board. *The bedroom has direct access to both the bathroom and the living room through farmhouse doors. Both sliding doors have locks. *The open plan room has drawers for clothing, an exposed hanging rack for clothes, an open shoe rack and a full-length mirror. *The room stays cool year-round and has baseboard heat for the winter. *The bedroom has a small safe with a custom code to lock up valuables. BATHROOM *The ultra-clean bathroom has a large shower with hand-held sprayer. *Two medicine cabinets with mirrors are available for toiletries, and exposed wooden shelves are perfect for towels and other conveniences. *A bright red first aid kit that can’t be missed is hanging on the wall. *Several hooks are available for drying towels. *The bathroom also has a hair dryer. *You will receive a welcome pack upon arrival with travel size shampoo, conditioner, body wash and body lotion. KITCHEN *The brand-new kitchen has a full-sized side-by-side refrigerator with exterior dispenser for filtered water and ice. *The 4-top electric stove has an oven the perfect size to cook that turkey dinner. *The dishwasher can accommodate a family’s worth of dishes, while the sink with a hand sprayer has a dish drying rack on the counter. *Plenty of kitchen storage space is available in both wall and base cabinetry. The countertop was designed as a beautiful custom-made butcher block. *For convenience, a 12-cup programmable coffee maker, an electric kettle plus a 15-piece pots and pans set and a blender are available for use. *If you are a baker, the kitchen includes a set of baking dishes (cake, muffin & loaf pans, roasting pan and baking sheet), mixing bowls plus measuring cups, spoons plus a hand mixer. *The kitchen pantry is stocked with a full complement of spices, coffee, flour and sugar, vegetable oil, extra virgin olive oil, vinegar, salt and pepper. *Dishes (plates, bowls, mugs), cutlery, tumblers and wine glasses for up to 8 people. *There is also a set of serving dishes ideal for entertaining. BREAKFAST BAR *Perfect for eating breakfast or a just quick bite, the kitchen island extends to accommodate 3 stools. LIVING ROOM & DINING ROOM *The open plan living and dining room area is extremely airy with two sliding-glass doors with screens that open onto the oversized deck. *Probably one of the most charming features of the house are the exposed 19th century beams from the original construction, which adds to the home’s rustic feel. *The dining table with custom overhead lighting comfortably accommodates 6 people. *A smart television easily allows you to use your own Netflix subscription to watch your favorite shows. *A leather couch, a fabric gray couch with matching lounge chair provides seating for 4 adults and in a pinch is actually pretty comfy for one person to sleep on. *While there are smoke/carbon monoxide detectors throughout the house, the living room has a Nest Protect unit linked to the property manager’s phone. ENTRYWAY/MUD ROOM *You enter the house and immediately feel the openness of the house with two large windows. Hooks for coats and a bench with cushion is great for sitting to put on and take off shoes, and has cubbies underneath for shoe storage. *For skiers, there is also a rack to hang skis. UPSTAIRS BEDROOM *A staircase with a landing in the middle leads to a large, open plan second floor with pitched ceilings. The room has no doors to keep it as light and airy as possible. *Two full-sized beds sleep 1 to 2 people each. *In addition to being a sleeping space, it also offers a play area with games perfect for kids and adults. *Benches for seating contain storage for clothes and shoes, in addition to a pipe rack attached to the wall for hanging clothes. *Heat pump/ air-conditioning unit is installed with baseboard heating for the winter as an emergency backup. GUEST HOUSE *Adjacent to the main house is a small barn that has been converted into a simple, additional detached bedroom. *Perfect for a second couple who want additional privacy. *The room has a queen-sized bed and small windows with stream views. *heat pump and AC included. *Filled with vintage furniture including a fabulous fainting chair with a chest of drawers and a mirror. *Oil filled radiator for heating. Extra electric blanket if it gets extra chilly! *There is no bathroom in the guest house, only the one bathroom in the main house. DECK *Relax on the new, oversized wrap-around deck that is built around a native tree that provides additional shade. *Cantilevered over a beautiful stream, and perfect for entertaining outdoors, the deck is accessible by four sliding-glass doors from the house: one from the master bedroom and three from the living room. *An outdoor dining set with a removable leaf has seating for 6 and accommodates up to 8. *A gas-powered grill is located on the deck. *A bistro table with 2 chairs is perfect for a morning coffee or evening glass of wine. *Custom built by a master welder, the railings around the deck are created with a sleek aircraft cable, are extremely safe, and offer optimal views to the creek behind the house. JAPANESE SOAKING TUB (wood-burning hot tub) *Nothing compares to relaxing in a wood burning soaking hot tub at the end of the day. The hot tub located just outside the deck can accommodate up to 3 people. *Wood fired hot tubs can take up to 4 hours to heat up, and require slightly more participation than a conventional hot tub, it needs to be filled and then the fire needs to be lit and maintained. (See disclaimer below) FIRE PIT *Roasting marshmallows and making smores are required parts of upstate living. The fire pit officially seats 4, but can easily accommodate more. (See disclaimer below) **WOOD FIRED HOT TUB AND FIRE PIT DISCLAIMER ** If you do not have experience lighting fires or don’t know how to light a fire from kindling or a fire starter then this is probably not for you. Sadly there are grown people (some have been big men with giant prospector beards and tattoos) who spend 45mins trying to light a giant log with their cigarette lighter and then blame the fire pit for somehow malfunctioning. They then panic and call our lovely manager Lee (one time at 10pm in a snowstorm) and ask for her help in starting a fire. She is happy to do so, but she may ask for $50 for the inconvenience. OUTDOORS: STREAM & SWIMMING HOLE *Surrounded by trees on one side and a babbling brook on the other, the house is perfectly situated to enjoy nature. *You need only to go to the back of the house to see several mini waterfalls and to jump into a small swimming hole great for cooling down on a hot summer day. WIFI & ELECTRIC CAR CHARGING *The house has strong, reliable wi-fi. Wifi calling should be enabled on your phone in order to make and receive phone calls. Cellular calls are not available in the area. *An electric car charger (25 miles per hour) is also available. It has a j1772 outlet at 32amps, however some Tesla owners have experienced integration problems so we have the nema 14-50 socket available also if you would like to bring your own cable.
