Some small changes in decor might occur, but always for the better. We hope you agree! There is a sleeping loft with low ceilings. Please no dogs in the loft. Remember you’re in the country side even tho you’re so close to NYC. Here you might see fawns, deer, woodpeckers, hummingbirds, turtles and other beautiful creatures. Along with that comes other smaller perhaps less attractive, but wholly necessary ones for the ecosystem, that we are sharing the space with. We love them equally and are happy and privileged to share this wonderful secluded spot with them. We hope you feel the same way. $45 pet fee per stay for up to 2 45lbs dogs. $50 cleaning fee for BBQ left dirty. If you use the BBQ you agree to this if you don’t properly clean it. In winter for a ONE NIGHT STAY if you would like to use our wood burning stove or fire pit please BRING YOUR OWN WOOD. 2 nights stay and above we will provide some complementary wood to start you off. Bookings over 7 days must agree to the weekly cleaning fee of $80. We can schedule a time that best suits to clean the property. Absolutely no parties & no smoking inside. No filming, photography, music videos, events or any commercial or entrepreneurial/influencer purposes. This is a space for those interested in enjoying nature, disconnecting from the daily grind and relaxing. Your reservation will be canceled and you will be asked to leave the property immediately. Any guest over the submitted amount in the booking will incur a $300 per person fee and will have the the reservation cancelled. No third party bookings. No unauthorized visitors in the property. The reservation is for only the registered guests in the booking. No guest unverified by Airbnb can stay without approval from host. Guests must notify hosts upon discovery of any condition that could foreseeably be the cause of a guest complaint or that creates a potential hazard to guests, their invitees, or the property. Guests must provide reasonable access, if such access may be necessary to assess and remedy the condition. Refunds or partial refunds will not be granted if hosts were deprived of a reasonable opportunity to cure. Avoidable damages to the property resulting from a guest’s failure to notify hosts or provide access may be assessed to guest’s account, depending on the circumstances. Indications of the existence of or discovery of mice, wasps, spiders, or other wildlife that commonly enter homes or reside on or near homes shall not form the basis for a reservation cancellation or refund. The property is located in the countryside near a lake and hosts make reasonable efforts to control the ingress of such wildlife, including reasonable efforts to deter and remove mice that attempt entry into the home for warmth during winter months. Hosts do not use baits or chemicals with residual effect that would be toxic to guests, service animals, or wildlife (e.g., mice that have ingested rat poison are often preyed upon by owls, which are then unintentionally killed). Hosts are not responsible for conditions that are outside of their control, and cancellations and refunds are not applicable to these circumstances. Examples that could arise in a residential neighborhood include, but are not limited to, forest fire odors, road conditions or construction in the area, maintenance performed by utilities workers, lawn mowing, construction or chain saw operation by neighbors, power outages, Internet outages, water outages, rain, snow amongst others.
