40 acre woods: A Catskills home in a National Park
Welcome to the 40-Acre Woods. Situated 2hrs from NYC, nestled in the Catskill Mountains and surrounded by Federally protected land, this former sheep farm has now been converted into a stunning barn-style cabin. The property is on 40+ acres, surrounded by an additional 80+ acres used as an Eagle Sanctuary. Enjoy a day’s hike, a soak in the hot tub, followed by sitting around the many fire pits while star gazing, roasting marshmallows, telling stories, and enjoying a glass of wine or bourbon. The space The cabin is a converted barn that was handcrafted with an open concept revealing the heavy wooden beams, joints, and 45-foot ceilings. The space combines the comforts of a modern home with the aesthetics and charm of a rustic experience. The cabin has 4 spacious bedrooms, 2 full bathrooms, and plenty of room and space to easily accommodate up to 12 guests. With over 3000sqft of space and access to WiFi and 5G throughout the property, guests can spread out and find peace-and-quiet in all different parts of the house and woods before gathering back together in the open-layout kitchen or living room around the indoor fireplace. Two of the four bedrooms have open ceilings and look up to the beautiful barn beams. The kid’s room and the other guest room are the quietest rooms in the house and are perfectly suited for an infant, kids, or the individual that wants the ultimate quiet or early bedtime. The loft is dramatic and cozy, situating you at the very top of the barn. It's an open concept and has a queen bed on one side and twin on the other. There's an office space in the middle with a desk, chair and lamp. The kid’s room has a bunkbed that includes a trundle underneath with a standard size twin mattress. It also has a crib, if you need it. Additional baby items are available and can be accessed upon request. If you plan to leave the property, Woodstock and New Paltz are each a little over 45min away while the popular surrounding ski resorts are just about an hour away. Guest access With the exception of the basement, the entire home is available to guests. Other things to note Because the house is completely surrounded by woods and secluded within the Catskills Mountains, on occasion, during a severe thunderstorm, snow storm, or high velocity winds, trees can fall onto the power lines and temporarily knock out the power service. All electric power lines to the home have been updated and buried underneath the ground, so the power can become an issue only if a tree falls onto the power line off of the property. However, because we are by Federal land and nearby Federal buildings in town, our district gets priority in electric service. Often, electricity is restored in a matter of a few hours. In the last year, this has occurred a total of three times and the electric company has restored the power within hours. The house heat runs on oil and, is therefore not affected. Neither is cooking since the house uses an outdoor propane tank for the stove. The water pump and water heater are run by electricity, and are affected by loss of power. In these rare occasions, we have plenty of flashlights and fresh drinking water to support our guests in the few hours it takes to get the electricity back.
